If the main issue causing people to fail to turn up, is price, why do they bother making the appointment to view in the first place? Because their bank tells them they can`t borrow as much as they hoped, PropertyLog tells them that the seller is obviously kite flying, the media gives them pause about the economic outlook...they find a cheaper/better house etc. etc. To think it is never about price, especially in this environment is really clutching at straws IMO, although yes, of course there can be other reasons!badger09 said:

Any potential buyer will have a clear idea whether they are able to afford a particular property within a particular price range BEFORE making an appointment to view it.
You seem to be suggesting that those who fail to turn up, have, between making the appointment and actually viewing the property, suddenly discovered that it is either so out of their affordability, or so overpriced, that its not worth turning up. And that that discovery means they are unable to let the EA know.

No they probably find a similar property that is cheaper or turn on the news and get scared by the dire economic situation and decide to wait and see how things play out, why else would someone just not turn up to an appointment to view a house?badger09 said:

However, when it was happening to me 3 years ago, I can assure you it was definitely NOT because they found a similar house cheaper. Simply because there is absolutely nothing vaguely similar to our house in this area - and I mean a very wide area. I have posted elsewhere about some of its many quirks, which were clearly described and illustrated when it was listed.
I still firmly hold the opinion that appointments should have be cancelled, rather than just ignored.0 -
Generalising your own situation to the wider market doesn`t tell the story IMO, I genuinely think a lot of people now resent high house prices and have also lost social interaction "values" due to social media, phones etc, and just treat sellers as a click on a website, nothing more important than that. Sensible sellers of course don`t take offence, they just price their property sensibly...badger09 said:
