    Just to be polite I avoid contacting administrative staff outside of their working hours. They do me the same courtesy and I appreciate it.

    I was thinking more a simple text to a line manager or boss if a smaller company, it gives them some warning that they will be short staffed. A nurse or hotel worker for example could contact their place of work 24/7 to say they are unwell, and this might give time to cover the shift. My basic point was that as I`m sure hotel workers and even hospital staff phone in sick at basically the last minute I don`t get the exasperation from sellers when complete strangers with no business connection to them except a passing interest in their house don`t bother turning up, surely they have other viewers or something else to do?

    In 30 years of working I have never called in sick the day before. Firstly you don't know how you will feel the next day and secondly I  think it plain rude to ring your manager at home the night before,  always assuming of course you had their number.
    As for no shows that is plain rude as well. Understandable if people call with little notice, work issues, sick child, offer accepted on another property, need to self isolate; life happens but no reason for not calling.

    You are obliged to tell your employer if you won`t be attending work, a prospective buyer is not obliged to do anything, the way to make sure they turn up is make the price look like good value. IMO a lot of the sellers who moan about this are just looking for anything other than the real reason, the price, to blame, and "Rude No Shows" are an easy target.
  • Book them in slots closeish together and work on basis that some will cancel.
    It's just life.

    No matter how much interest there is in your house, this is often not possible. When ours first went on, we had 3 in the same afternoon. Great - only one lot of manic last minute everything needs to be immaculate effort. But, some of our viewers travelled from other parts of the country, some could only view in the evening or at weekends etc etc. As serious vendors, we accommodated them all - even at less than an hours notice. 

    It is simply common courtesy - nothing to do with buying/selling, to let someone know if you're not going to attend.
  • Its the same for most businesses where customers don't turn up. Some people are just like that.

    Reading threads though some sellers talk about buyers as if they are just there to facilitate their next move up "the ladder" (whatever that is now) and wail about  "cheeky offers" etc. some potential buyers just do the same in reverse and when they see a cheaper/better house just forget about the other seller, who is only really there to facilitate their move into a good value house after all?
