No shows and cancellations

    When we tried, unsuccessfully, to sell 3 years ago, we had more cancellations and no shows than actual viewings. Cancellations, I could cope with, No Shows were just plain rude! It was on for a while before we gave up, so there was an element of additional cleaning involved before each appointment. Communication from the EA left something to be desired, so some fault probably lay with them.

    Fast forward 3 years. All 10 booked viewings attended, including at least 2 who had travelled some distance, plus another 2 random 'drive ups'. We accommodated all requested viewings, some with less than an hours notice. Clearly different market conditions. Hopefully sale is going through.

    Firstly, on most occasions you would not know you were going to be ill the next day. It's something that comes on overnight and you don't know you are not going to be ok to go into work until the morning.

    Secondly, company procedures (contract) dictate how you must inform of inability to attend. For me, this has to be a call directly to HR or your line manager - which means waiting until they arrive at the office.

    Youth leader sold her house at the beginning of the year.  Also, you always go the extra mile when cleaning your house for a viewing. If you have pets, hobbies, you tend to move it all around/hide it. Ours is a reasonably tidy house, yet it still used to take 3 hours or so all hands on deck

    Personally, if i am viewing a property, i have already done a lot of research to decide if that property is right for me. So not going to pull out of a viewing unless an emergency occurs. So far has never happened. Barring emergencies that you have no control over i would think at least 24 hours notice of cancellation would be the most respectful thing.
  • We’ve had 7 viewings and another 5 potential viewers who booked then cancelled.  I think it’s because our house is on a main road.  They book, take a drive past or check out Google street view, then cancel :-(

    The road really doesn’t bother us - though appreciate not for everyone

    Ok, I would agree. My take is that people are using tools like PropertyLog etc. to weed out potentially time wasting sellers, and rather than get into the awkward conversation about price just don`t bother showing up, why else wouldn`t you go to see a house that you are interested in?
