  • Downstairs bathrooms and front doors that lead straight into a room are normal for older cottage style pproperties.Maybe you just need to sit tight for your buyer. 

    As you have had 2 come back for second viewings, it's not price. I suspect it's the road, or rather, the noise from it.

    Are those fake beams or real?  Can't work out whether this is an old house or a 1950s semi-detached council house.  Could you get plans to change the upstairs en-suite into a family bathroom and the downstairs bathroom to a utility/shower room? Can you extend the porch around the front door, making a warm space for coats, boots and muddy dogs?

    Assuming the whole house is painted the same colour, I think it looks better more to my taste in the pictures of the front than the back.  And the rightmove location being wrong is an irritation.  But none of this should put off a good buyer.  The floor plan shows the door from the 3rd bedroom coming out halfway up the stairs which looks awkward if true, but I think most viewers would assume the plan was wrong.
    If anyone wanted the upstairs bathroom as a family one instead of en suite, it looks like it should possible to change the layout slightly - a building project but not a huge one.  If you did the place up do you know builders who would confirm - not something to do before selling, but perhaps to mention as a possibility.  And as mentioned, how busy is the road?

    In practice, how much do you enter from the front door and how much from the back as parking is to the back?  The utility entrance might be the better space for muddy dogs etc - but there is no picture of it.

    How do you know they were not planning a low offer?

    You are competing with newbuilds round the corner with more space since this is tiny & buyer incentives.
    ... and then, if streetview is right, looks to be a major crack on the rh side of your house (I assume thats rendered over?) and next door appears semi-derelict with more cracks (above the downstairs window)
    And right by a main road and a junction.
    You've done it up very nicely but next door would be a show-stopper (assuming it looks like on streetview ) even if it wasn't where it is.

    Too expensive given next door, the road it's on and the competition in Worcester. The fact is you can buy detached 4 beds in decent/good areas of the city for £300k.

    Lovely home, especially all the interior, though a bit on the small side. Internally it looks a lovingly looked-after home.  BUT :
    1. Picture number 11 is a real turn-off ; you either need to delete it or better still make the back garden more appealing, instead of looking scruffy.
    2. Site at road junction outweighs the rustic charm of the house itself.
    3. Colour of house is not as nice as next door's white----and, in any case, any two different colours are a bit aesthetically displeasing.
    4. There are bigger and detached houses in the area for similar price.
    5. All the above leads me to believe that your house is overpriced, and perhaps by quite a significant amount.
    6. On top of the above, you must face the fact that this is not an ideal time for viewing or moving home----in fact, it's a positively poor time.
