would appreciate opnions please. been on the market a while. lots of viewings, only two came back a second time, no offers

i think i know what the problem is, wonder if you all think the same ( and offer the same solution)

    Have you considered that the market is dead in may areas and first time mortgage's have virtually vanished

  • I like it, I think its  a lovely house. I think it would be better painted white but nothing else is jumping out at me.

    It's a lovely property and well presented. 

    The only thing that would put me off is the downstairs bathroom.  That's fine if you are in the master with the en suite but not great for children getting up in the middle of the night.  It's a family home but the downstairs bathroom is not family-friendly.
  • Lovely modernised cottage, clearly nothing similar in the area.  Price is average for 3 bed.

    The issue is at 803 sq ft of living space it is pretty small for a 3 bed.  Nearly all other houses around you on sale are bigger, or have a garage or super size garden.   I noticed you only have a picture of the patio but not the whole garden, why?

    You will lose people who are after 'bang for sq ft', who are not that bothered about old looks and is happy with bigger house with a new lick of paint.  Getting the right person who appreciates a modernised cottage will take some time.

    Looks nice, but priced too high, what does PropertyLog say about other sellers pricing sentiment?
  • There are several four beds for the same price, including some that are detached. But without the character of yours.  The downstairs bathroom would put me off with a family just for night time trips.  You need a buyer who values character over layout.

    On a junction of a busy road (the Streetview link on the listing is quite far from it - this gives a better idea), which detracts from the rural idyll somewhat.

    Hi Caddidog 

    Well done for being brave but you have nothing to worry about imo.  Lovely house, beautifully presented.  Can only think it is the price or just a slow down in your area or the downstairs loo.  Did the peeps who viewed give any feedback which might help?

  • It's a lovely house. The drawbacks for me would be the downstairs bathroom and the fact that the front door leads straight into the living room without an entrance hall. I would also make it really clear that bedroom 2 comfortably takes a double bed, as the pillows are in the middle of the headboard in the photo and it's unclear what size bed it is. 
    Additionally, we had a look at the map view on Rightmove and we still haven't figured out where the property actually is - I wonder if this could be re-done to show exactly where your house is?
