This is terrible. The LL wants to sell the property to save his business and, for all you all know, to save jobs., and you are mostly advising the OP to make his life as difficult as possible. Instead of posting on here the OP should be out looking for another property to rent.
Anyone who rents knows well that they don’t own the property and that a LL can decide to sell up and I know that’s their home but advising people to make someone’s life difficult without knowing the LL side is dreadful IMO.
If you decide to make profiting from providing other people's homes your business, you have to be prepared for the fact that you can't just disrupt their lives for your own benefit.  Nobody should go into it thinking that getting tenants out fast is ever an option.
You make it sound as though it’s an evil deed! For some people it is because they have inherited a house or moved in with someone so their house is empty and not all landlords are terrible people. I’m not saying that tenants should be able to be kicked out willy nilly but nor do I think people should be deliberately obstructive. If  In this case the Landlord NEEDS to sell to save his/her business, can’t a tenant simply chat to them and try and come to an amicable agreement? The apparent spite against landlords on here Is shocking!
In this case it is the landlord who wants to make changes - so I see the initial responsibility should have been on them to ask for a chat with the tenant and look for an amicable solution.
But a banker, engaged at enormous expense,
Had the whole of their cash in his care.

You can argue that that is long overdue, but I can remember the days when it was extremely difficult for landlords to get their property back, before ASTs. That resulted in very expensive rents, because of the risk...
Eh? Are you saying rents have become cheaper because landlords can get their properties back more easily than in the past?!

If the landlord knew how to run their business it might help.

Was it the tenants obstructiveness that made the landlord serve an invalid notice!

Not all landlords are terrible people but would the landlord would have been helpful had the tenant been unable to pay rent?

I wonder how many of the landlords who claim they need to sell now (which of they truly need to this is due to their poor business planning) would have been understanding and helpful if their tenants hit financial difficulties? I’m sure none of them would have blamed the tenant’s poor budgeting and lack of planning if they could buy a house...

What’s the difference between the two (apart from of course in the case of the landlord needing to sell the tenant loses their home).

Of course not all landlords are terrible people, there are some very good ones on here.  What they all have in common is that they know its a business you go into with your eyes open knowing all the legal ins and outs, not something you just fall into because you have a spare house so that you get all upset down the line when you realise it wasn't just easy money with all the control in your hands!

Yes. Very, very much cheaper, allowing for inflation.
No reliance should be placed on the above! Absolutely none, do you hear?

Also more competition from people getting into the business using cheaper lending and using HPI as their(potential) profitability running the letting side at best break even with gross yields under 5%.

The government is giving more and more right to tenants now and in the future.
    Not "more rights".
The exact same rights... Valid notice, and only a court can actually terminate the tenancy.
    I and the government disagree:
