    I have had a couple of sleep through so happy about that.

    the not enough is ingrained a long way but this year has proved if you think about what you really need and want it is enough, a bit tight paying for the past but that has an end a lot closer now.

    Looking at the RR against  another unit, the key here is cheap borrowing that is covered by the income from the unit.

    Find the right property you can do both if it can cover the fees for more 0%  there is always the purchase card options that can carry some of it for free.

    As one of the longer term goals is to get the personal GTY off your back you can't stretch any borrowing against property too far.

    Finding a place, I can't see things changing much overall even if rates go up a bit more, the supply demand is here to stay.

    There may be the odd property falling through the gaps that's a good rental no so popular for owning  but there will be enough investors ready to prop up the prices.

    Another negative LFT, going to assume this isn’t covid now. Just made myself ill I think, wife and son are fine, rest of family who came for Christmas are and not had a positive result. Wife has said I can’t keep making myself ill tbh she’s right get this down time and I’m not well. Read something this morning one of the cheesy quotes but about importance of having a rest think I need a rest from my own head tbh. 

    @RelievedSheff It’s something I want to get done this week but tbh I’m not angry about yesterday and so long as it gets done over the week before 1st Jan I’m ok with that probably about 2 hours time max so should be easily doable. 

    @getmore4less I’d assumed you had kids with your good parenting advice. I hope my son is like your sisters kids doing better than I am when he’s my age not just talking about financially tbh I hope he’s not killing himself over work/ money/ bad mindset etc. 

    Think I need to start taking the get things done when need or want rather than fixing days that if I miss the deadline I start being affected by missing my own deadline that didn’t !!!!!! matter in the first place.

    My Mrs would love to go to Austria not for skiing; to go to Vienna and see the Danube, Mozart house etc probably would be quite good tbf. Idk what we’re doing Feb half term yet but if I were you and you want decent weather southern Spain or Canary Isles going to be better than Greece most of the mainland and islands don’t have amazing weather this time of year, I think Italy is similar though could be wrong. 

    Haha love the !!!!!! meat reduction game and 30% off not being good enough I’d probably think that was a !!!!!! bargain if I was in the supermarket lol.

    Good news on the negative LFT. A lot of people have colds at the moment, symptoms very similar to Covid.

    @getmore4less we used to go to Lanzarote every January, it’s warm enough to sunbathe in the day but chilly at night. Tenerife is warm this time of year too. Costa del Sol is sunny but not as warm. Currently hot and sunny in Lanzarote according to the FB group I’m in - going there myself in April hopefully. 
    I get knocked down but I get up again (Chumbawamba, Tubthumping)

    @getmore4less thanks mate ultimately I’m thinking along similar route re RR etc. 

    Prices idk I think some of the mid market may be a bit squeezed but lower end rental/ ftb market demand is going to be there. I don’t think it’s going to do too much from prices rn for a couple of years. Bit of growth next year but I can’t see it being as mad as this year. Who knows we can all have an idea and keep our eyes on the ball working to varying scenarios but the future is uncertain property/ life/ everything really. 

    Going to be a long time until I can get the PGs off mate else I will have to settle for less growth on the numbers side which tbf I get why that would be a sound strategy too and do wonder how much my will to grow the numbers is driven by my mindset/ ego/ whatever you want to call it. 

    Problem is I’m sat here feeling !!!!!! ill and I still want more. Feel !!!!!! for having that mindset but it’s still there the not being able to settle and say enough is enough or this is ok I’ll work on my health and family for a bit. Idk more I learn about recovery more I think my biggest !!!!!! addiction problem I’ve got is that.

    Foreign travel is off the cards for us in 2022 but we are hoping that by 2023 covid will have settled down and we can head across to Europe in the van.

    I would probably back off the LFT now till you have some new mixing and/or son back to school.

    Do you have workplace testing set up?

    You definitely need to be a bit more relaxed over the to do list.

    Probably prioritise the things you know act as triggers.
    High on that list is the personal end of year achievements.

    I think I would set that up in the office so you get started then pick at it over the next few days whenever you feel the need to do something,  if it is there in front of you that's what you do rather than get distracted by looking at cars, property or work stuff.
    (saying that I am writing this when have quite a few things to do on my list and are in other tabs on this PC)


    We have done eastern med in the winter and it has never been that great, even the canaries can be windy, not as bad as cold.

    One option for the Austria, Vienna Danube  etc. is a river cruise they are a bit of mess now due to Covid but would be a decent way to see a few places.
    I had been looking for early Spring as prices were good but Europe is shutting us out so abandoned for now.

    Done 2 main trips this year, one was UK based the other Europe(Greece and Italy),  felt saver in Europe than the UK, 

    Here many people just don't care and think everything is normal.
    Europe there is a lot more respect for other people. 

    I can understand why we(UK) have been locked out.
  • Your head seems to be spinning at the moment.  No wonder sleep eludes you and you are exhausted.  I get that you do not seem to want to get off the merry go round yet of acquiring more units/money but I cannot help but think this is the root of your problems.  The lack of satisfaction in your achievements and feeling like you need to keep going albeit at the expense of your health and peace of mind is wearing you down. 

    My advice would be stop going over the figures constantly and just work on them once a week.  Think about work during working hours and really make an effort to do other things during your downtime like read a book, go for a  walk or do a gym workout  or listen to music or audio book or TV. The chasing more seems to be causing you stress which exhausts most of us.

    @alt80 Just a thought about feeling ill..... you hadn't recently had a covid booster, had you? I felt a bit ropey after 1st jab (a sore arm more than anything) & had no real side effects to speak of after the 2nd one (both AZ) but the booster (Pfizer) ....... bloody hell, I felt rough. Couldn't sleep, too cold, then too hot, a 24-hr headache, no energy, low mood... felt mostly back to normal the next day, but dodgy again on the 3rd day. Even did a LFT - negative, so it was just side effects. My husband didn't even get a sore arm... like that's fair!
    So if you had recently had a booster, it could have contributed.

    I will agree with that. I felt shocking after my Moderna booster for at least a few days after.
