Deeds Problem advice please

    Unles there is a share of freehold involved, I’m struggling to see why the seller of the other flat is even looking at your deeds

    That modern day entry suffices for showing ownership of a place - but I have certainly found out interesting and useful snippets of information from the bundle of paper deeds I had for my last house and it's definitely proven to give me useful info. on current house as well (ditto I had another bundle of paper deeds stuff).

    My "bundle of papers" on current house shows exactly what was agreed re my road when the Council authorised building in the first place and also helps provide information about snippets of nearby land that my own modern day electronic deeds don't show.

    The OP states that it is a Tyneside Lease which apparently means the ground floor flat owns the freehold of the upper floor flat and vice versa.

    Have you checked ownership of the freehold with the LR?

    Thank you for the replies, I've now had a look through my documents since I got home, with regard to the Tyneside Lease.
    My letter of 10 years ago says "you are to obtain a new lease from the sellers of the property you are purchasing, and you will also own the freehold version of the other flat ie upstairs. I enclose copy plan for the new lease. The outline of the building is edged in blue, areas owned exclusively by you are edged in red and shared areas are hatched black"
    The PDF file I got from my solicitor (from LR) says the under lease is 999 years from the date before I bought it. The 1st named party is the ex owner, the 2nd named party is me.

    Same flats.... above is now sorted.

    But can I now ask what the situation regarding the roof is please ?

    A few tiles came off and need repaired, the owner has asked me to contact him. Do I share the cost ? Should I share the cost ? If this is what he wants.

    Probably. Depends what your lease says.

    We can't read your lease so can only guess. Usually freeholder arranges and leaseholders pay...........

    Summary of my email from the solicitor when sorting out the deeds "In short you own the leasehold of your flat and the freehold of the other flat.

    If you sell you would sell both parts to any incoming owner."
