Deeds Problem advice please

Hello I finished my mortgage in January. My BS confirmed this as did Land Resgistry, BUT they say my deeds are now digitised and I thought I got a copy, which my BS used to hold and now say they dont have them.

So where are they and shouldn't I have a copy ??

They're held on the Land Registry's computer. You can download a copy whenever you want.

"Deeds" are of historical value only now. Your record of ownership is the Land Registry registration.

Ha ! Well, where are the old paper ones ? I checked with my solicitor and she said my flat is registered with LR and sent me a 4 page pdf file. Is this the deeds ? Why has someone destroyed them without asking me if that is the case ? I want to make sure this is all in order to sell soon.

The old paper ones could have been chucked into a solicitor's bin decades ago. Why do you want them if you're about to sell anyway? Buyers won't want to see them.

When the property is registered at the LR you have to say if you want the paper deeds returned to you.  If you don't do this, the paper deeds are destroyed.

When did you purchase the property?
Was it registered prior to your purchase?
Or was it registered after your purchase, by your solicitor?

I bought it 10 years ago from someone else, I had a small mortgage which I paid off in January. The prob surfaced because during lockdown the guy upstairs tried to sell and found there was a lease problem with mine. My solicitor has checked and she says my flat is registered correctly with me at LR, and sent me a pdf file.

He is now trying to sell it again. I dont know why the first sale broke down, he rents it and I've spoke to him twice, he said he would tell me if he needed to. But didnt.

    Then why are you concerned?
As has been explained, your ownership is registered at the LR. Pay £3 here for a copy to check if you are worried.
When you sell, the buyer will get this same copy from the LR.
But I agree it's a shame not to have the historic paper deeds especially for an old house - I have deeds going back 100 years. Legally meaningless but nie to have.
