    I would be nitpicking to the n'th degree , especially redacted contracts , poor signage etc

    Don't even think that what you're doing is 'nit-picking' - approach this robustly.  This is partly about making the bleeding obvious even more so for the benefit of the assessor.  

    As per nosferatu1001's response, state something like: 'Both signatures on landowner contract are redacted.  It is therefore NOT possible to verify that the contract is valid'.  What's nit-picking about that?

    You're not trying to drag things out at this point, a POPLA win may be within your grasp.

    I'm really struggling to think of what I can write to counter their points

    Their weak point is often their signage, too high, too low, too small, too wordy, not readable from a moving vehicl, etc., etc,. etc.read this,

    Of course you can verify if you had signatures. You would look on companies house and see if the signatures are of people employed in suitable posts at the time. 
    I take it you have checked that the legal names of BOTH the landholder AND the PPC are correct? You MUST do this. Obvious step!

    check the companies act for who must sign contracts ... not just names ... positions ....

    This is what we are getting at.  Is the signatory and company names, the landowner?
    PRIVATE 'PCN'? DON'T PAY BUT DON'T IGNORE IT (except N.Ireland).

    I hadn't done this but I just have now. The location of the PCN is a McDonald's restaurant. The landowner contract was signed by McDonald's general legal counsel Della Burnside and signed by Mark Griffiths who was a company Director at the time. Both are 
    listed on the Companies House website:

    Does that mean they are the actual land owners?

    I doubt that McDonalds are landowners, the business is run as a franchise, like many others

    you tend to find that landowners are big land owning companies like British Land , INTU , pension funds etc
