Two weeks really is no time on the market at all you really need to be a bit more patient.

The flat is beautifully presented so your problem doesn't lie there. I just don't think the market is there for flats at the moment. During lock down people really took note and took stock of what is important for them. People appreciated their own private outside space.

I'm sure there will be a buyer out there for your flat you just have to find them and I do think that you will need to lower your price to find them.
Unlikely that this will have any bearing on the market at all as there is unlikely to be another full lock-down. People have wanted their "own private outdoor space" for hundreds of years, unfortunately it is difficult to get one during a property bubble.

My instant reaction is that I wouldn't even bother viewing it because of those sloping walls. It looks from the photos as though I would be constantly banging my head on them every time I got up from the sofa or the bed. It may not be the case, but if I were looking, that would be enough for me to instantly discard it.

Is there some way the photos can be taken to make the walls look less imposing?
  • Nice flat . I'd say that the listing is very professional , but it would help if the service charges / gd rent are listed . The Video tour is very good imho.
Having said all that, the shape is always going to be marmite . The view of the kitchen , looks the most challenging as it may look very narrow to some . In a way , it looks like you could do with more pictures but the shape of a couple of walls may not make that possible. The computer desk in the small bedroom could posssibky be moved where the bed is , and the bed by the window ?
Are you the only people on that floor, or is there someone opposite ? Maybe that could be a factor if there is ?
Its only been on the market a couple of weeks in the climate of uncertain times , some people even going on holiday and of course corona virus. Probably best to do nothing for a while yet imho.
If I lived in the area and I could afford it , I'd have a look . Nice flat
    Hope it sells soon

I have no idea if price is right for the area; you’d pay £150k for that where I live. My house has been on the market 3 weeks today. We had 3 viewings and an offer in the first week (too low), 3 viewings and someone who wants to buy it in the second week (she’s waiting to sell hers) and one viewing this week but she’s really flaky so not expecting anything from her. Had 3 cancelled viewings. We have had nothing booked in for a week now and no more viewings on the cards and this is in an area that people want to buy in. My house is up for £205k but nothing in my area up to £240k has sold since the recession was announced and nothing new has come on the market either. Also, a few properties that sold in the July boom are re-appearing on RM. I think the market has slowed right down and there’s barely anyone looking. It’s going to be a game of patience and waiting and hopefully things will pick back up in September.
I thought that the majority of estate agents only let you view if you’re ready to move (I.e under offer). Hope it works out well soon for you though.
When we first started looking for a house in October last year they wanted us to have a MIP in advance of offering us a viewing. However, I found when booking more recent viewings they didn’t ask us for this at all. In fact our recent offer on a house was accepted without even seeing proof of funds first!! Maybe things are drying up?

Those sloping ceilings look very slopey. Defo try and take pictures so they look less dominant. The first thing I thought was too much restricted height.

Other than that it looks great.

Good grief I agree with you on something. I am going to have to go and have a lie down.

So you think people always could afford that outdoor space, they just didn`t bother buying it because they hadn`t experienced lockdown?
  • It's very likely to be the price. It almost always is.  The presentation is fine and it's on Rightmove so people will be finding it.  If the price was anything like right, people would view it
