    It is a nice flat but being over 6-ft tall and a larger shape means I would find myself hitting my head a lot and feeling the need to stoop all the time which would put me off. No idea on prices in the area but it does depress me to see such prices being charged for flats, I would guess in a covid world that would be an impact for many people having no outside space
    An answer isn't spam just because you don't like it......

    There’s 120 years left on the lease with service charge at 1k per year.

    Can't do a full more like this but there is a 3 bed with garden quite close for the same money.
  • I think its lovely and the sloping walls wouldn't put me off. Its quirky, and some people will love that. Compared to others that have sold around the area is doesnt look a ridiculous price...  I'm quite stumped really.

    Two weeks isn't long and you should not have dropped the price so soon. However looking at the estate agents website you have very stiff competition with a couple of 2 beds being nearly £100K cheaper than you as well as some reasonable houses without service charges. The smallest things can put people off and the sloping ceilings possibly look worse than they are.Can you experiment with your phone to get better pictures? I know the table is being used as a desk but having a dining set in the bedroom suggests lack of space/

    There are a lot of other flats on at the moment in that area and you can get a terraced house from 375k in the Wallington area. I think if you were located nearer a better train service into London then you might fare better, i.e. South Croydon, Purley etc. However, even in those areas I think 350k is too much at the moment. If you put it on for 325 you might get offers around 300+ but at the moment a lot of first time buyers are frozen out of the market due to lending requirements and/or being put off by the predictions for the housing market post-furlough.
  • Flat prices have declined a little around this general location. The agent knows very well what the issue is - they just aren't gonna tell you it now, because it would be like admitting they just valued too high to get the business.

    2-bed, 2-bath is a really common request, and they should have had lots of buyers on the books waiting for something new. No interest or viewings suggests something is ruling it out. Perhaps being picky the second bedroom photos are not great - I have a bedroom only marginally bigger than this, but I have a double bed and proper computer desk and chair in it. The angles make that look like a single. But in reality the sloping walls really dictate where things go.

    Other stations have something a bit more to offer: Sutton has more connections, Hackbridge is Zone 4, Waddon within a short walk has the tram. For £325,000 you can get a 2-bed, 2-bath within walking distance of East/West Croydon with much more regular service. Croydon also enjoys a bit of a bad rep, even though the outskirts like this are totally different. Going further afield general price declines also open up greater choice. A lot of people move to this area because of being priced out of others, but I've seen flats in Zone 2 for less than this now.

    Without a price drop, I think it'll keep on doing what it's doing - very thin interest. But that isn't to say it won't sell, it's narrowed down the target market significantly, and those people may never arrive, especially if prices stay stagnant.

  • To add a slightly different perspective - pre lockdown I was looking at buying a flat in this sort of area (realistically would have been south Croydon or Purley) but after spending 8 weeks in a one bed flat with no outdoor space (something I would have compromised on before) I completely gave up on that search and am moving out of London completely. I know a lot of people in the same situation. I just think that now, faced with paying £300k for flats with no or little outdoor space in zone 5/6 vs a house with outdoor space which is a reasonable commute 2 or so days a week people are choosing the latter. I couldn’t see outside space on the listing so apologies if I’ve missed it! But I do think at the moment demand has shifted, and as someone has rightly said there are limited 90% mortgages available which isn’t helping FTBs. There’s not a whole lot you can do about it but wanted to share my current situation/experience (and that of many I know) 
  • I have no idea if price is right for the area; you’d pay £150k for that where I live. My house has been on the market 3 weeks today. We had 3 viewings and an offer in the first week (too low), 3 viewings and someone who wants to buy it in the second week (she’s waiting to sell hers) and one viewing this week but she’s really flaky so not expecting anything from her. Had 3 cancelled viewings. We have had nothing booked in for a week now and no more viewings on the cards and this is in an area that people want to buy in. My house is up for £205k but nothing in my area up to £240k has sold since the recession was announced and nothing new has come on the market either. Also, a few properties that sold in the July boom are re-appearing on RM. I think the market has slowed right down and there’s barely anyone looking. It’s going to be a game of patience and waiting and hopefully things will pick back up in September.
