No viewings in 2 weeks

Our property (https://www.rightmove.co.uk/property-for-sale/property-95758835.html) as been on the market for over 2 weeks and we have had no viewings or enquires so far. Can anyone suggest where we are going wrong or things to try? We have already dropped the price as we thought it was on for too high.

    Yes, I have been chasing the agent up every four days or so to see what he has been doing. Apparently he has emailed prospective buyers and advertised the property as a ‘featured property’ on their website. He can’t offer any advice as to why though.  
    I would have thought there would have been one viewing in two weeks.

    you do tend to get viewings when a property first go on the market.  could be your area is not busy or the property is still priced too high, or there are better competitors out there in terms of what they offer.

    give it a couple of months and if nothing is forthcoming, you could consider changing agent or getting multiple agency agreement.

    Don't think there's much wrong with the photos. Floorplan listed as ground floor, but this is immaterial really, it's obvious from the photos.

    Not a fan of the sloping walls, this for me restricts things. But that could be personal taste.

    Think the real problem is the price. £350k in this type of area is house territory, I would also think that HTB-qualified new builds could be this price as well.... flats nearby Waddon (the development by the tram stop) I think are £60,000 less than yours, and still aren't selling. That also is a way better layout post-covid.
     
    For commuters, £350k could get you an modern flat closer to one of the Croydon stations.

    So the market is narrowed down to someone who would pay a premium for the specific location. That person may exist so it may be a waiting game. But for someone with £350k to spend in this area there is plenty of choice.

    350k for 70 sqm. Flat. Seriously?

    Beautifully presented and a nice building/gardens but the sloping ceiling in the living room would put me off straight away, unfortunately.

    What are the service charges and how long is the remaining lease?
