Hi,
I know it needs to be my decision but I thought I’d get some other opinions

What are your thoughts slightly bigger bedrooms or a bigger kitchen and dining area, smaller kitchen not by much but a utility room.
Small hall way or straight into front room?
its so hard to decide for myself I like something over another if I could build my own house and have it all I would!!

It depends on the size of your family and lifestyle. Eg with growing kids you might want more living space or a separate den. If you like entertaining a sociable kitchen diner might be important. If you enjoy the outdoors or have a pet a utility room would give you somewhere to leave muddy gear. Think about what would suit your lifestyle now and give you some growth options down the line so you don't have to move again too quickly.0

Bigger kitchen and dining area - bedrooms are just for sleeping in (well, maybe some bedroom Olympics too.....)Utility room - it's always good to have somewhere to hide the washing/ironing/kitchen detritusSmall hall way. Do you want a blast of cold air into your front room every time the door is opened? Do you want muddy feet/wet dogs/a pile of junk mail in the corner of your room? I would NEVER choose a house without an entrance hall.....but that's just me!#2 Saving for Christmas 2024 - £1 a day challenge. £325 of £3660

currently no kids, won’t have any pets at the start possibly a dog at some point.
im just such a picky person, but I do like the idea of a utility room for the reason you said cause I play golf and when I play in such conditions i can get quite wet and muddy plus all my gear but then i also like the fact of having a separate room to chill if the girlfriend is !!!!!! me off 😂
we want this to be our forever home. As we are putting down a lot of money.0 -
Bigger living area
Smaller kitchen with utility
Hallway1 -
Utility room and hallway. A house with no hallway is a no. If you have kids or pets at some stage thay can and will run out into the street when you open the front door if there is no hall.2

What’s everyone’s view on south facing garden? A must or not0

Rooms off a hall and not have to go through a room to get to other areas.
Stairs not in the living room, for the right place off another room OK.
Kitchen with convenient outside access(can be through a utility)
Location of the downstairs loo, handy of you can get to it from the garden without going through too many rooms
bigger tends to happen to all room together unless
top heavy integral garage/2 sleeping floors)
bottom heavy, single story extensions/chalets)0 -
The front of my house is south facing - the lounge and two of the bedrooms benefit from the sun all day. The back garden isn't big, but still gets plenty of sun, except one small area, where we come out of the French windows.I would always have a hallway. My first house had a vestibule, which was ok, but I much prefer a separate hallway. It's handy for coats and shoes, and you don't have cold air going into the lounge when you answer the door.I have a large kitchen, but would love a separate utility room. I'd happily have a smaller kitchen if the washing machine and tumble dryer were in a separate room. I don't like cooking though, so don't spend much time in the kitchen. We have a through lounge/dining room, with a curved archway. I would prefer doors to separate the two, or to have two separate rooms.0
