Can you rotate the fridge? I feel like it would be better entirely blocking that arch alongside the dresser, rather than facing into the dresser with the bins in the arch?

It's a lovely house. If it wasn't for sale it wouldn't look cluttered, but looking through the eye of a buyer I agree too much stuff. Think the aim is for empty rooms - a blank canvas. Definitely delete the living room desk, the DVDs, move the massive fridge and every single place there is something draped over something else (wardrobes, tables, chairs) REMOVE! No drapes, doylies, throws, blankets. It's all messy clutter...

I actually love it and its also nice to see someone with a bit of individuality. I hate the bland shiny kitchens and pale grey walls everywhere. You clearly have a quirky taste and also seem to have some nice vintage type pieces of furniture which again I love but they are not to everyones taste.
I think its going overboard to tell you to decorate and neutralise the whole house.  But, have a major declutter, take the photos off the wall in the lounge, just leave one or two up. I would remove what looks like a pet bed? from under the dresser unit in the kitchen. The bedrooms need to be toned down but I think if you remove the throws, rugs and replace the 'busy' bedding which clashes with the walls  for plain bedding it would make the room less 'intimidating. At the moment you cant see past all the pattern.  hide the boxes, shoes from under the bed etc. The photo taken at the top of the stairs which shows the patterned wallpaper in each room at the same time would look so much better had it been taken with the doors closed. I would move the chest from the fireplace as again it detracts from what should be shown.
It looks a lovely house but at the moment all the selling points and space are are being hidden by the busy decor.
I would view as I can see past it but I think many will just take a quick look at the photos and discount  it.

Even your own agent gives this advice on their website ..

You now need to look at your property through the eyes of potential buyers. By taking a step back you can make the changes that will transform it from being your home, into a home for sale.  Buyers want to walk in and be able to see themselves living there – this can be difficult if it’s still screaming of you.  A clean, organised, de-personalised and elegantly styled home will always win with buyers who want to be able to just walk into a property and make it their own.

  • I really like your kitchen. But the other rooms are not to my taste. Most buyers should be able to see past decor though and would go in and re-decorate to make it their own.

I agree with other posters that some vigorous de-cluttering is needed, and better photos.

I think you could make the bedrooms look much bigger and less 'busy' if you switched to plain bedclothes - in picture 10, for instance, if you have plain white bed-linen / throws and a plain cover (or no cover) on the chair, the wallpaper and curtains wouldn't feel so overwhelming. In the bedroom in pics 8 & 9 if you went for plain, light coloured bedclothes / throw and get rid of the rug (maybe replace it with a smaller, pale, plain one if you want) then the room would look lighter and less cluttered even if you don't paint over the wallpaper.

If you were able to get rd of the middle unit with the curtain on it, and the boxes of shoes either side, you could also make the room look bigger and less cluttered. If you have the time and energy then painting the plain coloured walls in both those rooms in lighter or neutral colours would also help.
Your garden looks a bit unloved. I would fold up (or even remove) the rotary washing line, for the photos, and perhaps take some pictures on a nice day with the parasol open and glasses on the table so it looks as if you actually use it. )Or remove the parasol so it doesn't clutter up the pictures)

Consider getting some cheap and colourful bedding plants and put them in the back garden and perhaps in some containers at the front to break up the depressing effect of all that block paving.
Can you move the bins for the photos?

Over all, I think it's a nice house, with good sized rooms and outside space, but the photos and presentation isn't great, and style is a bit confused which will put some people off.

(I got a great deal when I bought my current home, I am sure it was in large part due to the fact that  hideous decor (badly executed early 80s style, for the curious. mismatched borders eveeywhere)  put a lot of potential buyers off.

If it is the 350k house it is just over-priced, messing around with photos won`t make much difference at this stage.

Does not need to be decluttered at all, just need the LSD wall paper to be painted over to calm people down a bit. Other than that looks good to me.
