Critique my house (for sale)

Hi all,
I've seen on a couple of other threads that you're kind enough to critique properties for sale based on an advert.
We have the following property for sale and despite over 400 views in a week, we're only getting one or two viewers. Only been on the market for three weeks (5 viewings) so maybe just need to be more patient, but we have an offer accepted on a new lifestyle property so need to sell sharpish!
Would anyone be kind enough to give any constructive feedback?

Many thanks in advance!

The agent's photos are awful. They look like they're snaps by the work experience kid on their mobile. We could go through them and rip them apart individually, but simply get the agent to redo them all properly.
The description is non-existent. Yes, there's a floorplan with dimensions (hooray!), but...
It's rare to get PB photos better than "proper" agent ones - so congratulations... At least there's a decent description there.
It's very... busy... inside.
Very... bold... colour choices.
You're going to have a lot of viewers thinking "Mmm. Might be a nice house under there, but my gawd, we're going to need to redecorate and quickly."
Comparables?
£25k more, additional bedroom.

I think it would benefit from a bit of a declutter, and removal of some of the occasional furniture e.g. desk in sitting room and covered chair in kitchen, etc.Nice house. If you will the end, you must will the means.1

It's a lovely house and garden, but I agree with Staffie1 that decluttering is a must.staffie1 said:I think it would benefit from a bit of a declutter, and removal of some of the occasional furniture e.g. desk in sitting room and covered chair in kitchen, etc.Nice house.
Remove all the things that you not need, throw away or give away if you have no need for them.
Let the rooms look lighter and roomy and I am sure that you will start to receive the appropriate viewers.

The Streetview link is a fair bit up the road from the house.1

I agree that it's a nice house and garden but also agree with all the comments above.
For me, a couple of things stick out. It's described as a perfect family home but doesn't have a bath so would probably put off anyone with very small children. Also, I don't consider it to be walking distance to the train station although maybe that's just me being lazy

Shower room without a bath is going to put off young families. The lighting in the photos is dreadful especially the garden, try and fix that.0

Fab, thank you everyone. I guess we're the type of people who don't care about colour schemes when buying a house as we'd just redecorate anyway and forget that not everyone is like that!
A quick trip to get some magnolia(!) sounds like it's in order, along with the dump/charity shop and a move about of furniture in the living room!
Thanks again all.... Fingers crossed for more viewings going forward!1 -
Definitely get the agents back to take some new pictures but before hand have a massive declutter in pretty much every room.
Not sure why every chair has a throw over it either.
The desk in the living room needs removing.
The lack of a bath may but some buyers off but it isn't worth the expenditure of fitting one to sell the house.
The first picture just looks like a sea of hard paving and doesn't really show the house off to its best.
As others have said its a nice house but it needs better presenting.0 -
The pictures are really poor and at weird angles. I also agree declutter as much as possible as a lot of people won't see past your items. Good luck.0
