Hi everyone,
I hope you all don't mind me joining in on this thread. I've been following and reading with interest as we too have submitted a mortgage application with Leeds (Shared ownership 95% LTV through a broker). We only submitted our application earlier this month. Our timeline so far:
7th August: Submitted full application (all supporting documents sent)
10th August: Lender declaration completed and sent off
11th August: Hard check carried out. Paid product fees and Leeds instructed valuation
23rd August: Leeds had come back to broker with an additional question surrounding childcare costs for when I return to work in November following maternity leave. Also received a letter from Leeds saying that they've completed the initial assessment and they are liaising with our broker in regards to any outstanding bits needed to ensure a mortgage offer can be produced as soon as possible
28th August: Broker chased Leeds regarding valuation and confirmed that its been booked in for the 14th September. Told by broker we should hear by the 9th of September about our documents.
That's where we're up to at the moment. I do have a couple of questions though - I thought they didn't complete the assessment until they'd done the valuation? if they came back with a question on the 23rd August does it mean they are currently looking at our application already and that the valuation will be the last hurdle?

@NikNak90 I'm unsure exactly how it works but from what I have worked out through my application so far is an underwriter will be assigned to your application and will check it in line with the the time frame published on leeds website. I've been asked questions 3 times and had the valuation completed. So I think it makes no difference. Unsure though.1

19th AIP/DIP Approved
19th August - Application made
25th August - Find out that my application was lost
27th August - Document check completed
Now with the underwriters and valuation scheduled for next week.
The thing I am now fretting about it that I see no soft or hard searches yet. Which is strange I would have thought? Other mortgage applications I saw a soft search at the agreement in principle time.0 -

The Valuation was fortunately the last hurdle for me - But i believe some have been asked questions after the valuation1 -

I think with lenders at the moment there is no certain procedure to follow I think they are making it up as they go along. I had a soft and hard search at beginning of application but I think every case and every day to them is different. From all the forums I have read going back from last year and years ago the procedure seemed the same but due to the pandemic I think it’s all a bit everywhere.Did you go through a broker? I would maybe email them and just ask them just to give you some ease.
I email my broker everyday I think lol and on Facebook there are mortgage advice groups with brokers on so I been firing questions at them too lol they have been brilliant on their, that’s been getting me through that Facebook group I think lol

I had questions before and after my valuation so I genuinely think there isn’t one set procedure at Leeds. 6 days left for me. I went to see the house again yesterday and as nice as it was to see it again, I’m still panicking that Leeds are going to reject us. Would just like it sorted. Can’t believe there’s yet another weekend to wait. I’m on week 6 now.0

we have 4 working days left (so annoying another weekend in between though) I am hoping we all get our offers soon xx0
