    When something like this happens at the last minute - honesty is the best policy - either get it fixed double quick - or advise the buyers that it'll cost £x to repair, and you'll make an adjustment to the selling price accordingly, or if you don't want to upset the apple-cart of paperwork etc - advise them that you'll make a direct payment to cover the cost on completion (outside of the house purchase agreement). 
  • The boiler is unlikely to be a significant risk as it stands, or else the GasSafe wouldn't have left it running. It would seem likely that the flue outlet is marginally too close to an opening window so technically breaches regs but is hardly pumping CO in at a deadly rate at the occupants. It just needs 'something or other' - quite likely a plume kit or similar extension - to sort it, and this shouldn't be costly.

    BUT, I absolutely agree with others - to remove this sticker and ignore what you have been told is simply unethical.

    OP, simplest solution is to just get it fixed.

    This post seems to be about avoiding responsibility, but in relation a house sale the monetary advantage in doing that would be piffling in relation to the potential risks. The obvious answer is that the OP should declare the fault and pay to have it rectified one way or another, so no one's put at risk and the sale goes through smoothly. Considering the parlous state of the economy, they should probably  be grateful to have achieved a sale!

    I agree. The potential risk is minimal and probably bottom-covering, but the cost is also minimal in relation to the sale, which should still go through OK.
    OP is entitled to basic respect and did at least ask here rather than simply take the action they were speculating about.

    I'd be inclined to contact gas-safe.  I see three possibilities

    (a) original installation was bodged (in which case they need to know about non-compliant installation)
    (b) original installation met standards at time, and should not have sticker slapped on it
    (c) original installation is fine, and should not have sticker slapped on it.

    I would be inclined to agree with you if they were asking to take an established plant out the garden, or drawers out of a wardrobe, or asking to store stuff in the garage for a month, but this is more akin to half cutting the brakes of a car before selling it (if that's possible, I'm no mechanic lol), or selling a broken child's car seat.

    It clearly says DO NOT REMOVE and has been deemed dangerous. If someone died as a result, they would be looking at a manslaughter charge. This isn't something you 'just ask about'. I'd rather they didn't mention it and faced the consequences when the buyers moved in. But to ask about taking the sticker off and keeping quiet? Lost for words.
    Being lost for words is one thing but calling people names when this is supposed to be a helpful site I don’t think is on. The OP may well listen and act on this advice, other posters may see this and think they won’t ask a legitimate question as some comments are horrible, and just remove the sticker and hope for the best. Ok so I don’t agree with removing the sticker and I would get it fixed but I bet there are a lot of people who would be thinking the opposite but now won’t post as they won’t want horrible comments coming back to them.

    I like the fact the OP is bouncing this off of other people rather than just acting on it. It’s a shame as usual people aren’t treated with respect on here and I see it on a lot of posts. Trolls excluded as they should be kicked off the site.
