Can I sell my house with a gas safety warning notice on the boiler?

We're supposed to be moving house on Wednesday, exchanging and completing on the same day. Today, we had someone come and replace the CH pump. He advised that there were two safety issues with the boiler (which was installed seven years ago before we bought the house). They haven't been mentioned by service engineers. The flow and return pipes have valves and closing them could be very dangerous, so they should be removed. And the flue outlet is too close to an opening window, so needs something or other on the end of it. He removed the levers from the valves and stuck a warning notice on the boiler but left it running.

Can we remove the warning sticker and not give the paperwork to the buyer, leaving them to find out for themselves in due course (as we were)? Would that be legal?

If we do tell them, can we complete the sale without having remedial work done?

    It decidedly would be illegal to take the notice off and say nothing! You are legally bound to fully inform the buyers of the situation. And I think you would be in breach of law to take the notice off.
    Come clean is the best policy.

    Leave the sticker on. 

    Tell the buyer, including  the quote to fix it. 

    Expect them to ask to take money off. 

    It’s up to you whether you do or not. 


  • I really hope this is a wind-up.

    I would hunt you down if I would be the buyer. Not because of the money but becasue you think its ok to endanger my family's life.

    There’s no need for the forceful comments and calling the OP some sort of animal. The OP has merely asked.

    OP I would look to get this rectified then there is no chance of coming back to you and you can be happier knowing any potential danger or issue has been fixed.
