 What sort of contingency plan would that be? You gotta do what it takes, if you set your mind to it but fyi there's a lot of hidden expenses when you buy a home that all seem to pile up towards the end especially.  Why are people on this forum so mean? How would you like it if this happened to you? Just don't comment anything if you have nothing useful or nice to people. It's enough that the government is mean to us but to have from other people as well -shame on you. We are not rich. We are hard working tax payers just like the ones who will complete on properties on the 8th of July instead of 7th. We isn't it in your best interest as well to implement things in fairness. That should be the goal. To create a compassionate and fair society.  Most people on this forum are not mean. They are realists. Whatever date was chosen, here would be someone complaining it wasn't fair (& you wouldn't have joined to forum to complain it was unfair it it had been the day before you purchased). As has been pointed out multiple times, the whole point of the stamp duty cut is to stimulate house sales. You have already bought a house, therefore there was no benefit in incentivising you.firstTimeBuyerPaidDuty said:

            In fairness internet forum respect or not there are ways to respond to people without being rude. Show a little compassion. I agree its totally unrealistic that this be back dated. Its simply not going to happen. We are all wanting to make the most of what hard earned money we have, theres nothing wrong with that. I dont think there any need to scold people asking questions about it, on a house buying advice forum no less...lol4

            As someone that lost my buyer due to the lockdown/global situation, and in turn our opportunity to move to a house we really wanted, I am quite jealous of anybody that managed to keep their chain together and complete over the last couple of months. I would happily have paid the stamp duty, which I knew the whole way through I was going to pay, and be moved by now.1

 They should have not opened the market on the 13th of May and punish the ones that went ahead in that short space of time given the circumstances. Or they should have done it immediately opening the market.bolwin1 said:

 When is the first day of the Corona Virus Pandemic? When it broke out in China? First diagnosed? What if you bought the day before. Or will there be a campaign for that too.
