    I think having good relations with neighbours is worth more than approximately however many inches that overhangs. If you’d of viewed, you’d of known. Would you have walked away? 

    Totally agree. Speaking from experience with falling out with neighbours it's not something I'll ever want to do again and in my last 2 houses bit my lip several times to avoid this.
    If they are planning on demolishing and extending make sure they mend the mess it will leave on the overhang part.

    First things first. The OP must find out where the real boundary line is.

    Armed with that, have a chat to gauge the situation. If it's a belligerent neighbour and one who is not planning to replace that sunroom with a new extension, then I reckon I'd also be inclined to simply build my own extension, knowing it'll be a foot or so narrower than I'd like. Purely to get on with it.

    If, however, the neighb is planning to build a new extension there too, then - regardless of their manner - that would be the opportunity to reclaim your land as I've suggested before.

    Haha if only I could, think I will speak to the owner as its tenants living there, owner seemed to have big ideas for their house but whether that all talk, tbh I feel I have been pretty fair with them building work going on whole of lockdown even though work of that nature shouldn't have been going ahead banging from 8 till sometimes 9pm at night and obviously with it being lockdown me and my daughter have had to listen to it, my daughter is also scared of the banging I may add so has been pretty stressful and maybe why I felt like I wanted them to get it off my building, obviously sense has prevailed and I will look into things and find a solution we all happy with

    WOW, the comments🤣🤣, not really reckless cause if I decided to sell then I'm in profit, First time buyer yes I made mistakes but will learn for that, only asked for advice didn't realise everyone on here had small man syndrome, 
    I don't think there are any Ferrari or Lamborghini drivers on a MSE site..

    Yes exactly although did overhear an argument between landlord and tenant regarding rent being paid and the tenant seemed rather upset, tenant must be living in a building site as new roof, replastering etc getting done and amount of rubble etc  that has came out is unreal, I'm pretty sure if I was tenant I would not be allowing the work to be carried out, was also told house was empty at moment which is completely untrue
