    Check the boundary on the title plan. It appears to be in line with the fence.

    it could be when it was built the neighbours didn’t mind them encroaching a bit. That will cause syncing of an extension an issue

    People are all commenting about not viewing because it is so risky. By your photo it looks like the house could do with a rendering patch up.

    Yes the outside is getting fixed up at moment hence my reason for asking this question, people's remarks regarding risk and recklessness don't concern me I was a first time cash buyer and proud of where I have got myself may I add all by myself maybe that's why I have made, mistakes but I will learn when it comes to my next purchase

    Did you buy at auction?  I know someone who bought a reno project at auction without seeing it.  Unfortunately there turned out to be a lot more work than she thought; ended up breaking even on resale.

    Definitely check the boundary on title plan as Mickey says.  I don't think there's a lot you can do even if it is encroaching on your boundary; you can't just ask them to knock down part of their house if the previous owner was fine with it and it's been there years.  From what i can see, the only thing you could do (if it is over your boundary) is offer to pay for it to be demolished and rebuilt.

    Hi not sure if this the correct place but looking for  advice regarding a neighbour sun room it is attached to the back of my house and think maybe over boundary, just looking for advice on how I can find out if I can get them to remove it, was like this when we moned in 
    I do understand the excitement of first time buyer, and well done for the achievement and lessons learnt. At this point it’s good to accept it was a chance you took and best way forward is not to aggravate your neighbours as this can be a very slippery slope which normally leads into a pond of mud. Why not accept the new “boundary and just do your extension a little bit inwards? Also you could ask architect and neighbour if you could build at your expense a new shared wall as in like terrace type arrangement?

    OP, for all you know maybe it's your house which has been built over the boundary. Without us seeing where the legal boundary is, I'm not sure how you expect anybody here to answer your question.

    If you can live with the tatty old fence  (as most of us do). surely you can live with the couple of extra foot of cladding on the same vertical line? And at least it seems to have been properly attached to your property with flashing to avoid any damp penetrating... 

    And if you ever do extend, no need to move in a bit inwards; just sort out a "party wall agreement" with the neighbour (as you're obliged to do if linking to their property) and rebuild  what will by then be a party wall?  And good neighbour relations will ease that process, so don't antagonise now?

    Obviously I don't want to cause upset to neighbours, they talking about extending onto their house and obviously they will be wanting neighbours on their side when it and if it does come to them doing it as looking to extend quite a bit this has already been discussed, I really only noticed this recently and I wouldn't expect them to tear it down, but when it comes to them building new extension then maybe I could have done something then as they would be removing that structure anyway, I also want to replace the fence (again not sure who the fence belongs to but sure if I look into things correctly I will find out), maybe I also should have worded my question better, was just trying to gain some information on how to go about things
