I think using a broker gets you to the underwriting queue faster as they should have all of the required info and documents from the start, but then it seems to take ages for them to look at it. From what I've seen on here anyway, but everyone seems to be having a different experience and it's hard to tell! I posted my timeline a couple of pages back and I'm glad I didn't use a broker now, although the timings are probably broadly similar whichever route I think. I probably would have used a broker if we hadn't already had a mortgage with santander though. The process was quite straightforward as long as you're aware of your financial info and are comfortable uploading documents etc. Good luck, it's stressful but hopefully worth it for all of us in the end1

Received confirmation from our MB this morning that Santander has ‘agreed our case’, so will be issuing an offer once final checks have been completed within the next five working days! Our application was submitted on Oct 15th, and valuation was done on the 23rd, so much quicker than we were expecting!1

Re: valuations being booked. Is this something people are seeing through Santander (in the online application) or through the estate agents? Haven't heard anything about our valuation even though we've been past underwriting almost two weeks now.

@mowgliisaG Yes I would say so, we are both permanently employed full-time in the NHS, never had any debts (except student loans), defaults or CCJs etc. The only slight complexity is that we are FTB using the HTB equity loan, (mortgage LTV 75%) which we are currently awaiting confirmation to proceed with. Otherwise our case has been very straight forward.1

Santander are reviewing applications sent to underwriters on the 28th September which is when ours was sent. Will keep you up to date if we hear something - 🤞0
