Is the residential time to offer in business working days or actual time? I.e 20.4 days is just under 3 weeks or 4 weeks?
It would also be useful to know if this timeframe is from the point of submitting a full application, or at the point it’s submitted to the underwriter 🤔

I think it’s from application, my broker said once the allocated time has gone over (although she said 3 weeks, so it looks like she thinks that’s 20 days equals 3 weeks) we would review with Santander again.

My broker had previously chased and was told we had to wait until it had exceeded 15 days (which was at the point it had been with the underwriter) then he could chase but couldn’t do anything prior to that - so that will be from Friday this week 🙄

Question to wonderful people here -

Does Santander still mandate that you must have ATP before application?
    • Agent3 HTB needs 25 working days for ATP to be issued
    • Santander needs 20days for an offer
    • Agent3 needs another 23 days for ATE
That's like 4 months right there and it's assuming everything it done correctly.

My broker said today that he's been on to Santander and they're still well behind, but is hopeful we'll hear something in the next five days and that should be an offer. Applied on the 10 Sept, coming up to a month now 😐

Good update today though, my help to buy equity loan was approved. Just the 48% left to find by way of the mortgage!

Following this thread with interest. It seems there is no rhyme or reason to how santander process these applications as they vary so much! We are porting our mortgage and hoping to borrow almost our max based on our earnings so got everything crossed! We have almost 70% deposit so hopefully the valuation part will be quick and everything else goes smoothly! Both our credit ratings are excellent. Started app on the 30th but only submitted all requested docs yesterday as we had to wait for the accountants certificate - hubby is self employed. I'm straightforward but am a bit worried by the delays, questions and refusals people are having on here. They called my hubby up today with some questions which is hopefully a good sign, presumably that was to do with the first credit check. Seems the underwriting part is what is holding most people up! I hate things being out of my control and dread the thought of this anxious wait

So far my FMA was submitted on the 26/9, the valuation was instructed on the 1/10 but still waiting for that to happen, and the broker informed me today that the application is now with the underwriters 6/10. Not sure how far that is within the process as everyone seems to have a different route to offer.

That's very quick! What date did you have your phone call with the mortgage phone appointment?
