    Any one else really worried they may retract the offer, we went through appeal abs have gone over our case with a fine tooth comb, but I read some reviews that Santander have retracted offers. We are waiting on valuation abs until we have the offer in the post I won’t stop worrying. 
  • We submitted our application on 1st October, took a month for questions to be asked and due to lots of issues with the broker a second application was submitted at the beginning of December. All of our evidence was merged with the first and our solicitor wrote a letter in order to fast track it. We have a LTV of 72%, using HTB, I’m employed in the NHS and other half is self employed, with 3 year of accounts and a forecast from the accountant to show adequate earnings for the coming year. Was meant to hear before Christmas, then before New Year. Got a call on 6th Jan to say that Santander were no longer going to accept my other halves income at all, so we could either use just my income or go elsewhere. Safe to say we have opted to go with Barclays so let’s hope for a better experience!

    We have our offer subject to valuation, but lenders can retract offers until completion, and I read Santander Reviews and they have retracted some self employed offers. I think it’s because they’ve changed they criteria for self employed I’m worried, although I know we had our offer before but i just can’t stop worryingZ

    no idea, spoke to our solicitor yesterday and she said it is taking a few weeks in our area. It’s so worrying x

    85c - I see you've been posting for a while. My experience and it seems the experience of many others on here is the valuation is instructed very early on in the process? Perhaps it's a different process in different regions - I can't imagine all of the underwriting for Santander happens in one location.

    FWIW I got a text relating to my valuation two days after the application went in (hard search) and it was completed yesterday (I believe). I feel like one of Skinner's superstitious pigeons but I imagine the rationale was that someone or something was happy with my credit report and therefore instructed valuation having reviewed it- surely it would cost them a fortune in failed valuations if they instructed without any due diligence? I noticed that -whilst there is a large range- some people on here received offers within 1-5 days of valuation so I am hopeful that I hear more today or early next week. I should be working but unfortunately there is only one thing on my mind.

    I sure have. Oh I hope you hear soon. Unfortunately they do valuations at different times, some people before the offer some people after the offer. Some are desk tops some are drive bye, some are physical.

    I am! Our completion will take place by middle of March and Im soooo worried something could go wrong.

    Are you SE? We complete on our old house on Monday, we’ve moved out, didn’t want to lose our buyer as old house was ready to go. We are waiting on 1 search and mortgage valuation. We won’t complete until next month as long as everything is ok.
