I'm so pleased to have found this forum!! Have been keeping up with everyone's progress and timelines. We first started the process on 5th November so very early on in the application process. On 5/11 we were told we had passed the basic credit check but that all deals were handed to a Underwriter to double check. We did receive an email with an AIP. Today my MB called Kent who advised that even though we hadn't heard back from the underwriter everything seemed to look good their end and that we could submit the full application (tad nervous as the underwriter still hadn't come back to us!) We submitted the full application anyway as it may help speed up the process (and paid £420, which we know we could lose!) And we were advised straight away that the valuation had been instructed. Seems odd that they would do that without the underwriter confirming all is ok?? I am not a very patient person and my poor MB is probably sick of my emails already!! We have sent every bit of documentation we could think of. We are buying 35% of a 335 purchase (£117250) and we earn nearly 70k between us. Only issue is that I have £4400 credit card debt and car finance of £12k. Husband has £1000 credit card debt.(not sure how it all ended up in my name!) But we haven't missed payments and the balances are being paid regularly and are going down! Wishing everyone lots of luck with their applications!! X

Kent seem to be instructing the valuations on application, when it gets booked in is another matter. Ours got instructed on 08.10 but was done on 28.10 so it's not an indicator if they're happy with everything or not it seems. That’s interesting. Maybe I should ring Leeds and find out the real reason for us. We were told I got declined because of the state of my bank statements. They told me this after 3 weeks!! Kent have been much better, a lot faster! Our AIP was completed in less than 24 hours and Kent have been giving us an update weekly via MB ringing them. They do come back and forth with questions a lot though.Monik2510a said:

09th Nov. Enquires satisfied by solicitors.
11th Nov. KR asked for evidence of OpenPay account closed and Gift deposit form. Sent info back on same day.
What's your experience with Kent? Better than Leeds? For me, Leeds was a slow and painful process...0 -
Our MB said KR would only instruct a valuation if they were happy with the application, as we had to pay for the valuation our MB said they would only instruct it if they were confident they would give you an offer. Hello can anyone help me please?
I am purchasing a new build shared ownership property that is due to be finished end of feb 2021. I used metro finance mortgage brokers and got an AIP done in 1 day from Kent Reliance and submitted a formal mortgage application on 27/10/20. I had notification that the valuation is pending and Kent reliance have asked for more bank statements. The problem is that the house is not yet finished so they aren’t carrying out a physical valuation so the surveyor has sent plans for the valuation to be completed via desktop. Has anyone else had this? I have been told KR do not always accept desktop valuations.
My second question is do I instruct a solicitor or await to see if They will accept this as I don’t want to pay a fee I will lose if not but I am also aware they have long wait times?
please help! I’m worried x

Anyone had to ask solicitors to do 'dual representation' due to the solicitors not being on the lender panel?22/09 - application submitted with Leeds BS, long story short, on the 9/11 we've been told that Leeds is reducing the amount they're willing to lend by nearly £20k (turns out our broker FORGOT to declare our child on the application)
10/11 - found another mortgage advisor
11/11 - AIP with Santander (single applicant, shared ownership, 85LTV)
12/11 - all documents sent
13/11 - application with Santander submitted and passed to underwriting. Valuation booked for 23/11
19/11 - mortgage agreed, subject to a satisfactory valuation
23/11 - mortgage offer issued
19/12 - completed0 -

Have you offered dual representation and they didn't agree? Have your original solicitors done any work? Ours have applied for searches and received contract papers from the sellers solicitors etc. I hope they will agree. We got the agreement in principle with Kent by the wayMSN2220 said:
