    MoS received/affordability passed with Developer 8.10

    Further documents & Accountants email requested from KR - 19.10

    New MoS submitted 21.10 (Developer messed first one up)

    Accountant sent income projection certificate to KR, other docs confirmed as received - 30.10

    Valuation booked for 6.11

    Valuation Received & OK - went into underwriter queue 9.11

    Not had searches back yet. So you are ahead of the game in that respect.

    It looks like your valuation was returned and ok'd in 3 days? 
    Less than that - pretty much 24 hours when you factor in the weekend. Worth noting though that my broker said the document checkers don't have the mandate to sign off the valuation - that's why it's in the queue for the underwriter. So it was received and Ok'd as a document but not 'signed off'. 

    Searches are weird, some people get them so quick and others take ages - surely if there's a brand new development and 100 people are buying flats, once one search is done all the others should be exactly the same? Such an opaque process.

    It’s a brand new development but people started moving in in July - the plot I’m buying is one of only 6 or so left in the whole place. Which is why it baffles me that my searches aren’t much quicker than this. Surely the same thing has been done for everyone already living in there. But I literally have no idea what the process entails so not much to do but wait!

    28th Oct. signed contract to solicitors. KR asked a few questions about entries on statements and needed updated statements 

    09th Nov. Enquires satisfied by solicitors. 

    11th Nov. KR asked for evidence of OpenPay account closed and Gift deposit form. Sent info back on same day. 

    Hey. We have also applied with Leeds (on the 22nd September) and today we've found out that they are willing to offer 20k less than the original amount. Our MA said that they offer less because of the pandemic. We  called Leeds today and they said that on the original application, our mortgage broker FORGOT to mention that we have a child and he also put the salary figures incorrectly. During our conversation yesterday (before we spoke to Leeds) he said that our only option is 85 LTV and suggested Santander. However, because we found out he's made a big mistake + when Leeds asked for additional info before, we've sent them on the same day and he's sent it to the lender 10 days later + he's ignoring our messages and calls we have decided to go with a different MA who has actually managed to find a 95LTV with Kent, we should have the agreement in principle tomorrow. 

    What's your experience with Kent? Better than Leeds? For me, Leeds was a slow and painful process...
    22/09 - application submitted with Leeds BS, long story short, on the 9/11 we've been told that Leeds is reducing the amount they're willing to lend by nearly £20k (turns out our broker FORGOT to declare our child on the application)
    10/11 - found another mortgage advisor
    11/11 - AIP with Santander (single applicant, shared ownership, 85LTV)
    12/11 - all documents sent
    13/11 - application with Santander submitted and passed to underwriting. Valuation booked for 23/11
    19/11 - mortgage agreed, subject to a satisfactory valuation 
    23/11 - mortgage offer issued
    19/12 - completed 
  • We instructed solicitors on the 30/10 and all searches have come back, she said the local searches then had already and the flood searches took 3 days. But it’s all come back now. We’re just waiting for the offer letter so they can check it, we’ve signed our contract so exchange should be happening soon 😊 If anyone is looking for a new MB I’d definitely recommend Mortgage Experience, they will match or beat a quote you’ve been given and they are sooo good. I have the odd hiccup but I guess it’s because they’re busy and don’t return emails or calls exactly when I want but other than that, I can’t fault them lol.

    No not yet, we’ve been told by our MB that KR are satisfied with all our documents and there’s nothing outstanding, once the valuation is done and report is returned and ok it will go to offer 😊 That’s what my MB said today
  • She also mentioned KR are really busy at the moment so it’s taking a long time for documents to be reviewed 😧
