Hello. We have applied to buy Shared ownership newbuild , which will be built next July. We have some adverse credit history , couple of late British gas payments and 2 silly defaults ( didn’t pay for 2 months and then paid everythjng off in one go, that was 1 year ago , me and my husband got 1 each). It was hard to get AIP because of this, also credit score rating was average. We applied for AIP with Kent reliance , it went to underwriters, but was approved in the end. Since then my husbands credit score is jumped to Excellent ( 980 out of 999) and mine to good. We are now applying to a mortgage offer and we have a choice to go with KR or apply for a different lender. I know mortgage broker will start maybe offering different lenders, but should we stick with KR, if they already did underwriters check? What does it actually mean in our case? How likely we are approved now after with go AIP with them? I am worried, its a very good detached large family home. Other than credit issues, I have a small overdraft, we have a good income ( more than £80k), we have 10% deposit , we have some debts, which we will be paying off the selling our current house. Also I have some summs incoming from my self employment, but I’m only doing my first self assessment in January 2024, will this affect somehow? Worried about everything now.Also everyone writes about valuation - how that’s gonna work if house is not builti until July 2024?? Any advice will be helpful.0

Hi just jumping on this thread - how has every one got on recently? I applied 10 days ago they have requested a few more documents the waiting is stressful. How long have ppl been waiting for offer ?0
