help - freehold property coachhouse - 2 garages (neighbours under property) using electricity

    I think you need to clarify that...

    "1000w" in this context would most likely mean 1000Wh, 1kWh - the amount of electricity used by leaving a 1kW heater on for one hour, or a 50w lightbulb for 20 hours. That's normally about 15p-worth. Yep, fifteen pence.

    Unlikely to be a washing machine as the garage is unlikely to have a fixed water supply. However could very well be a tumble dryer, most of my neighbours have their tumble dryers in their garages. Great for them, expensive for you!

    If its a tumble dryer, and left unwatched, then I would be more worried about the fire risk then the electricity cost.

    I have a little gadget that clips over one of the cables between the meter & consumer unit. This constantly monitors the power and provides me with some very useful graphs. From looking at the data, I can quickly see when any number of appliances were used. If indeed, the garage below is fed from the OP's consumer unit, it would be well worth fitting one of these power monitors or picking up an electricity meter from somewhere like ebay so that the garage owner can be billed for power used. If not, pull the plug and let them use batteries or solar.

    Just to be clear, this is NOT an issue for the electricity supplier.  They supply the electricity to YOU, It is not their concern if some of it is connected to someone elses property and used by someone else.

    What you need is an electrician to look at your installation and see if he can work out how the electricity is connected to the other garage.  It is almost certainly possible for him to rewire things a little so that he can fit an electricity meter that meters what is being used by th neighbours garage.
    You then read that meter and send your neighbour a quarterly bill.  Note you can only charge the same pence per unit as you pay, you are not allowed to sell it at a profit.
    If he does not pay, turn off his supply.
