@JennyJukes great news that mortgage application has been submitted, hope it doesn't take long to hear the outcome. I love trees so would probably go and buy a tree for the garden - something with beautiful blossoms to mark the occasion.
An exciting update from my side - I now have my first tenants all signed up and they got the keys this week. The tenant is a single mum with one child and i'm happy that they get to make my little pad their home. Not managing to save anything at the moment - since restrictions have eased my spending has gone through the roof, but we have some nice trips planned & the kids are getting back to their activities and so its worth it.

4). Increase cash savings & saving pots
5). Keep debt to a minimum.

Hello ladies, I got my mortgage offer yesterday! Only took a week to accept, that's good right? I was supposed to get my probation confirmation today but she had to cancel due to an emergency. She did accept my annual leave request for August and gave me a 38/40 for my monthly call review so I'm sure it'll be ok but still. Anyway, my solicitor will chase up a completion date and then I can start arranging a removal van and put notice into my private let so still some time to save yet
(and get cleaning!!). Almost there!

Congratulations @JennyJukes, a big weight has been lifted from you and a nice way to start the weekend!
Another minor win on my side... I have set myself a few financial goals and looking at the latest figures I have reached a mini milestone, of needing to save less than 100k for a pot of 145k. Saving in my particular set of circumstances has been a very slow process so chuffed to get this far.
My advice for anyone finding saving difficult - keep going and put away something every month, even if it is a £1 here and £1 there.2025 financial goals & challenges!

I thought you lovely ladies here could help me. I am getting close to receiving an AIP from the mortgage lender. Does anyone know how reliable these are. I don't want to sell my house, find a new one, only for the mortgage people to change their minds. As long as nothing major changes is the AIP offer fairly ok? Very soon you will achieve your £145k goal!@slm6002 with an AIP they have looked and think that they can on the surface of facts at hand, give you a mortgage. Mostly if your information is all standard and does not deviate far from what they have gotten on your presented information you should be able to get the mortgage offer.
