I managed to spill red wine on my white wall :flushed: I still have paint so hopefully I can touch it up without it being too noticeable but first I have to get a mini roller/paintbrush. I have no idea which would be better. I'm guessing a roller would be more forgiving? The cheap wine suddenly became more expensive  :D
    Mortgage at 30: £204,750  (08/2020)
    Current mortgage: £145,448 (11/2024)

    End goal: Mortgage free asap!

Well it’s time again to move onwards and upwards with house maintenance. As you know my kitchen has been pending for some time? I am happy to say I have now caught the renovation bug again and I feel brave again to bite the bullet and get some more work done.

Yesterday I finally managed to have the metal fabricator come to my house to discuss my kitchen renovation plans. I contacted him in June 2020, he promised to come but never turned up. Well with covid and all I just decided to let him off and leave it for a while. Earlier this week though I decided to try him again. He then said he will come and he did come 🙃. Anyway he looked at the kitchen talked about what I wanted. He said I need the kitchen planned/measured and I will need to email him the plan. He needs measurements of units and appliances I want so that he can do the job. I was hoping he can do the measurements himself but I think what he suggested is better. I am not sure how to go about it though as last time I had kitchen planned with wickes and howdens they did not send me plans with measurements or list of unit sizes?

Is it possible to pay someone to come and plan the kitchen or do you think it’s safe and will be accurate for me to do it myself? I will need to be able to print and or forward the said plan to the fabricator, I am so excited.

they say the devil you know

Before I can call the kitchen planner I need a chimney breast removed up to ceiling in the kitchen. Anyway as I can not wait I then decided to call the builder who did rest of house renovations. To be honest he is good in some areas but rubbish at others but I have now worked with him several times and I know what to expect from him. I know that for important things like gas, plumbing, electrics he gets right people to do them. He is also thorough with structural things, plastering and stuff but his finishes are not 100%. With so many cowboy builders I just felt at least I know what to expect from him and he never fails to answer his phone. He also turns up most of the time. So I called the said builder and he came this morning and I have shown him what I want done. He is going to come with structural engineer, get the calculations done and  give me a quote to do the works. I will get the kitchen made, he comes to get the room ready and install the kitchen. For now though he will need to do just the chimney area and also for now he will need to organise for the boiler to be moved into the garage.

So it’s good in that I have now gotten the ball rolling. I suspect in two months time I might have a way to finally make it a reality!

    Long post I know !

    Kitchen Update
Have managed to talk to a gas engineer I have used several times before. He is going to come next week to asses on moving boiler from kitchen to garage. That will be one step towards readiness to kitchen refit.

Ooh it sounds exciting.  Will the whole chimney need removing - think I saw something on DIY programme once that they are heavy so if removing one part all higher parts need to go as well.  I might be talking complete rubbish as it was a long time ago but maybe something to ask.

I decided to decline the fence even with the reduction of price.  I fibbed and said brother had offered to do it.  They then said they can get us the materials at a discount price.  This made it sound even more dodgy and like they had nicked a load of wood and they need rid of it quickly.  Happy with that decision.  I have also contacted the builder for the girls room as before Christmas he said he was going to come in January.  I am wanting to know if this is still the case and if so which week please so I can clear the room.  I am expecting the phrase I have received every month since Aug - Sorry we are really busy and I don't have a date for you as yet.  The girls don't think it will ever happen after so many rough dates we have had from him.  The weather features a lot in his excuses too, but its mainly an inside job here.  Anyway we will wait for a reply

@slm6002, oh what a shame that your builder has not yet come? Builders can be so unreliable. Taking out a chimney is one messy job. I am taking the route of a support beam instead of removing all the way up and out as that will now mean new roof. The tiles on my roof are no longer being made. Also I am not going to worry about creating more space in bedrooms by removing rest of chimney. Just want to do small jobs at a time.
    Good luck with the builder
    Xx

  • Hello ladies, thought I would introduce myself. I'm a single lady who has just taken on a large mortgage. The house prices are so manic around here I ended up going with a much bigger house than I needed for not much extra.

I know what you mean about unreliable tradesman. I had a handyman come to quote me for some jobs nearly a month ago and still waiting for the quote...

Onto the next I think... The house I have just bought needs a lot of work and a full redecoration so I'll get started with other quotes when I move in properly on Monday.
