    It's not always about downsizing, but being able to remortgage and take equity out down the line either as equity release or used as the deposit when moving up the ladder. In 6 years it should have gone up a bit in value.

    Pensions take a while to build up.

    The housing market will slow at some point.

  • I’m not sure because my neighbour sold this year at a loss and they bought at the same time as me. I don’t know why they couldn’t sell but I’ve always said theirs is less attractive than mine as their layout is silly with a huge kitchen and tiny bedroom /lounge whereas mine has a tiny open plan kitchen but huge lounge and bedroom. My garden is also attached and has the front garden and they have to walk around to access their garden. But I’m not sure if the fact they sold at a loss has downvalued my property too as it’s the only comparable property in the area. I’ve got about £68k equity if it’s not increased in value 
  • Another £73 at the vets today for my dogs painkillers 😬 he really really needs them though bless him.  Booked both dogs in to see the physio too later this month so that’s another £100, ran out of budgeted vet money for this year so will  come out of my £200 monthly spending budget leaving me only a little for myself this month but as I have £450 birthday money left I have still got some left to spend for myself. I was supposed to get some birthday money from my dad too but not sure he’s actually going to send it.

    Yours sounds better and should hold its price. Have a look to see who much other one bed flats have gone for, ideally with a private garden, if not then a shared garden. Then you'll have a rough idea.
    Ouch to the vet bills. How much do online vets charge for the meds as it might work out cheaper to pay your vet for the script, but have it supplied elsewhere.

  • I should look into that really as he’s going to be on painkillers for the rest of his time now. To be honest one of the drugs they gave me was dog paracetamol and that was £1 a tablet and I’m sure you can give human paracetamol too! The other one I’m sure I could buy online. Im not sure they are working enough yet though so might go back tomorrow if he’s still struggling 
  • I had a look and there are flats with communal gardens that sold for more in nearby towns but my neighbours are the only comparable property in the village so I’m still worried that would mean my place is downvalued now because of their sale at a loss. 
  • Dogs can, there's a bit of a crossover with human and animals, some vets even say which over the counter meds to use and how much.

    The wider area would be looked at, especially when there isn't much in the immediate area. A property is only worth as much as someone wants to pay and only comes to fruition when you decide to sell.

    I think your savings are really good. Considering you have a property also having over 40k is v good. Dont be hard on yourself you are trying and it will be worth it. 

    Ask an estate agent to value your property maybe?

  • Well that top up shop was clearly ridiculous as I went in for a potato and courgette and left having spent £50 🙈😂

    I have decided i am not shopping for top ups until i am out of bread and fruit. When that happens i am at risk too as i do get a bit carried away in the shops.
