I am looking at new build properties and one site has the perfect house but doing my research I found the environment agency map for flood zones. I’ve put a red dot where the house would be - the site goes up hill away from the flood zone so not sure if this makes a difference.

I looked up planning permission for the site and found a huge food risk assessment carried out by a 3rd party which says using latest simulation models the flood zones are smaller and further away from the development. 
But with everything on the news this week it’s got me very nervous!!

            What do other purchasers think about the proximity? Have you checked if this land has flooded in the past and whether you can get insurance. I personally would not buy so close unless on higher ground

            It would depend entirely in how high up the hill the house is.
But in general, no, I wouldn't ever consider a house with any prospect of flooding.0 -

            Do a proper search. Flooding doesn't just originate from rivers.0
