As you say, a lodger situation makes it great. Or just "people over to stay".
I suspect, for the majority, you've got a 2nd bedroom (therefore deemed a child's bedroom) that enables them to escape or be taken at 3am. Although, personally, it doesn't make sense to me for a child to be in that room - they should have the biggest bedroom, along with all their junk/toys and what not. Parents don't need a large bedroom.
I agree that the larger/Bed1 should've had the en-suite...
Whoever designed it was just thinking profit.
There's no points gained in this country for square footage, just "number of bedrooms".
One is almost "forced" into buying a 3 bed semi just for value for money... which is annoying.4 -
One thing that is an unintended positive of the new forum is how busy the NPT has become again. I like it!

A garden one can just step out into ... is very important for me as I feel "constrained/trapped" without being able to walk outside immediately. But, I also do a lot of things outside that others probably don't. e.g. in a typical day I might do all/most of these, some several times a day: pop out for a cig, shake all the rugs and mats, shake quilts/duvets/covers and pillows, empty a little dustpan/brush of a few crumbs, put the washing out/check it/bring it in, step outside in the sun and feel its warmth, empty the SC pot where it's been in soak where there are foody bits I'd not want going down the sink, ditto empty any other bucket/bin/pot I've been scrubbing/rinsing, throw away dirty floorwashing water as I don't want to tip that down the kitchen sink .... I'm just in and out perpetually, several times an hour.
I can't give up having something "outside/easily".
A house just popped up as new to market today. Right area/yes, in budget/yes. Check it out: Ah, so it's not really in the right area is it, the agent's obfuscated the fact it's in "the notoriously worst estate in the whole town, ever".... it was bought in 2012, it's a 4 bed extended semi with an integral garage and has had a full makeover since last bought in 2012 for £165k. Structurally no changes (except maybe the kitchen to living room wall down)... then just refloored, redecorated, bifold doors, kitchen island between kitchen and LR, new downstairs shower room, all new kitchen stuff, new bathroom suite ... so it's all very super lovely and looks smart.... but it hasn't moved locations
It'd be the most expensive house on the whole estate, sold, ever. £20k more than any other house has previously sold. Last one at £250k was in 2019 Next highest prices ever were £220k. So it's a noticeable amount more... and not worth it due to location. But it'll sell... people do like to buy places that look nice on the inside.
It's the estate everybody does a sharp intake of breath when the name's mentioned... it's the first place everybody is warned off when enquiring of moving to the area. But I'd still consider it .... if only it weren't alongside 6 garages and opposite the troublesome Recreation Ground

PN, would you be comfortable doing all those outside activities from a flat, with your neighbours above you being able to see what you are doing?
When we bought this house, over 10 years ago, it was the most a house had sold for on our street by quite a bit. Since then prices have crept up and made over houses increased the ceiling. Now houses that aren't all spruced up to sell are fetching a lot more than we paid. I wouldn't worry about the ceiling unless you intended selling again in a short time.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. More of a mansion conversion/garden flat. But, any private corner is good enough. Whole garden doesn't have to be obscured, but I do like a little private corner where I can squat down without brushing my hair, wearing holey leggings and odd socks... to have a cig.
I know what you're saying about ceiling, but the area is not in the least bit desirable (probably on a flood plain/flooded this week too).4 -
