    IMHO, in a dwelling that small, a second bathroom seems as pointless as fitting a cellar in a treehouse. It needs more living space.
    On the upside, if you wanted a lodger, it might make that more bearable.
    I can think of people it'd suit... and reasons it's not great for most. 
    As you say, a lodger situation makes it great.  Or just "people over to stay". 
    I suspect, for the majority, you've got a 2nd bedroom (therefore deemed a child's bedroom) that enables them to escape or be taken at 3am.  Although, personally, it doesn't make sense to me for a child to be in that room - they should have the biggest bedroom, along with all their junk/toys and what not.  Parents don't need a large bedroom.
    I agree that the larger/Bed1 should've had the en-suite... 
    Whoever designed it was just thinking profit.  
    There's no points gained in this country for square footage, just "number of bedrooms". 
    One is almost "forced" into buying a 3 bed semi just for value for money... which is annoying.

    PN, would you be comfortable doing all those outside activities from a flat, with your neighbours above you being able to see what you are doing?
    When we bought this house, over 10 years ago, it was the most a house had sold for on our street by quite a bit. Since then prices have crept up and made over houses increased the ceiling. Now houses that aren't all spruced up to sell are fetching a lot more than we paid. I wouldn't worry about the ceiling unless you intended selling again in a short time.

    That's why it has to be "the right flat"... not a tower block with endless balconies above me.
    More of a mansion conversion/garden flat.  But, any private corner is good enough.  Whole garden doesn't have to be obscured, but I do like a little private corner where I can squat down without brushing my hair, wearing holey leggings and odd socks... to have a cig. :) 

    I know what you're saying about ceiling, but the area is not in the least bit desirable (probably on a flood plain/flooded this week too).
