I wonder what mattress is on the bed? Inflatable? I can't imagion getting a proper double mattress up through a loft hatch.silvercar said:

The loft clearly does not meet building regs as a loft conversion. It is just a loft with panelling forming a ceiling and floor boards and it looks like you get to it up a ladder. So it should be advertised as boarded loft area.
the fact is is described as a loft conversion and shown on the floor plan mens buyers will will be expecting it to be a bedroom and then the sale will fall through when the buyers solicitor asks for the building control paperwork or the survey raises doubts about the "conversion" and down values it, or the lender refuses to lend. Choose any combination of those.1 -
