Hardly surprising, given that Trellick Tower is the ur-building for a particular class of urbane urbanites.  Shame, really, given that it was supposed to provide housing for ordinary people.

The seller / agent is setting themselves up for disappointment.

The loft clearly does not meet building regs as a loft conversion.  It is just a loft with panelling forming a ceiling and floor boards and it looks like you get to it up a ladder.  So it should be advertised as boarded loft area.

the fact is is described as a loft conversion and shown on the floor plan mens buyers will will be expecting it to be a bedroom and then the sale will fall through when the buyers solicitor asks for the building control paperwork or the survey raises doubts about the "conversion" and down values it, or the lender refuses to lend.  Choose any combination of those.

Normally I would agree with you, but in this case anyone who can't see that a "bedroom" only accessed by a loft ladder, serviced by extension leads and strip lighting hasn't been done properly and isn't going to meet regulations is clearly either not bothered or stupid.
