Brilliant thinking. When the washing machine breaks down, instead of pulling it out into the room, go outside, open the door and you have rear access to fix it in situ. The photos actually make it look far, far better than it is - in reality the whole place is a giant bodge job. There are also photos on Zoopla from a previous listing where you can clearly see evidence of the stairs that used to be into that loft room, and have now been removed. The agent was a little surprised when I asked why the staircase had been removed.."Oh there's never been stairs!" Ummm...yes, there has.... "Oh....". He was surprised all over again when I asked what the story was with the kitchen on the landing that's now been cleared out...
As we left he said "well, thanks for coming along - and if there is any offer you'd like to make, really, anything at all, just put it to us and it'll be considered..." No, you're alright thanks!

Pretty shocking that they allow people to build new houses with an EPC rating of D. A big reason for the rating seems to be that it has electric heating even though gas is readily available on the road. I assume cost cutting by the builder.
The only outside space (that they describe as a "courtyard garden") is a parking spot open to the shared parking at the back of the house.1 -

The buyer won't get a shock at the heating bill if they look at the EPC. They will buy it with their eyes wide open. Still shocking that it managed to pass building regs.0 -

Edit: ignore that, have managed to track down the original listing. The place appears to have been converted into two separate flats upstairs, sharing a kitchen, whilst remaining relatively normal downstairs. One wonders if there were more flats in the loft...0 -
