This one sold in November for £585k, same road but better/more original layout. Also now a 4bed, with the main bedroom having an en-suite, & a sun-room on the back.

Ok, it's obvious that it was a student let, but with it not being sold as a HMO suggests that it's not legal/met standards.
They have quite literally stuck rooms into the garage.
It's way over the prices in the area.
