I keep seeing this property in my hypothetical house search (probably not moving for 10 years but I'm nosy) and it's lovely but it really seems like a stretch to sell it as a 3 bedroom. I can't see using the room with the stairs as the only reception room unless you were students/sharers which doesn't seem to be the market they're pitching it at.
