    That extension room is described as a level access attic, suggesting it doesn’t meet regulations. I can’t think why anyone would do that.

    Why would someone build an extension like that - what were they thinking?

    *there's another house round my way that's in the same boat: the owners spent extravagantly on interior decoration and are trying to get the money back by selling over the odds.  Surprisingly, nobody has bought the place.  It has been for sale, at least in principle as it goes on and off the market, for years.  
    Looking outside, it looks like a normal not that impressive house, and if I read you right you're saying that they are expecting that it will have moved up whole price bands due to the renovation inside. 

    I'm reminded of the following house that has just gone up for sale near me. It's in a road that I used to live in, and I've never understood why these houses seemed to sell for as much as larger houses. The interior - which I've never seen - is 'property developed' a lot in my opinion. But, I just can't see it being worth that price. Maybe a buyer will disagree. But, when I saw it was on for £350k, before seeing the pictures, my ears shot up in a Snoopy fashion.

    Apart from the dated bathroom thats just a fairly standard house... loads like that in the 'nicer' part of town here. I don't think they are more specifically done up its just people in that area tend to put money into their houses vs the surrounding 'poorer' areas. They it it because they live there and like that look though.

    I lived in that street and have seen inside a number of properties on the street. (Not this one.) This is not typical for the area. 

    It may be typical for other areas (though I might question the taste of people who do this), but what you say suggests that this property is an example of what I think it is. People trying to 'develop' a house into a higher level of the market, while the actual house and area don't really support that.

    The virtual tour made me feel queasy.  The estate agent obviously thought that zooming in on a main road, a skip and a roofless shed would enhance the experience of someone walking around with a phone in their hand.

    On Streetview you can see it has been there since at least 2009

    This boat or a similar one has featured in this thread before. The price of £295k is only for the boat. It's £795k for the boat plus the non-mortgageable leasehold mooring as well. Initially, back when, I thought this was a cheap way to live in London, but that impression does not survive reading the fine print.
