Bath or just shower ??

Yep also agree that the lack of a bath will put off many potential purchasers, especially families.
Another option is to include the plumbing for a bath somewhere, so there is no need to lift tiles to put one in, but not to fit one. I'm not sure that's the best option, but there may be a clever way to do it depending on your layout.0 -
When we were buying we completed excluded any houses that didn’t have a bath and we don’t have children or any plans to.
I’ve always loved baths. Ironically the bath that came with our house was uncomfortable to sit in for any amount of time so in the first 6 years of living here I had less than 10 baths!
Our house is unusual in that it’s 2 bed but has a bathroom and en suite. So our main bathroom has bath only and en suite has shower.0 -

I forgot what a mess it was when I moved in, thank god I didn't see it until the day I moved or it would have been a bit of a struggle to love it .

Get rid of the cupboard in the bathroom. Fit a shower bath where the bath currently is. Fit back to wall pan and hidden cistern with adjacent vanity unit on the wall where the loo currently is. This will give a greater floor space so make it look bigger. Large format tiles on the wall in white will also !!! to the sense of space.Eat vegetables and fear no creditors, rather than eat duck and hide.0

Have you thought about knocking a couple of walls about to get a shower and a bath in?
I've got to go out now but if you're desperate for a shower, there's some definitely jiggery pokery that can be done.

The tank is in the bathroom cupboard but the one outside on the tiny landing is just a cupboard ..and not doing anything ??????0 -

Yes I'd wondered about fitting back to wall pan and cistern as I had it put in in downstairs loo... the cupboard houses the tank .
I think Doozergirl has a plan with the cupboard outside the bathroom but its not that big and not enough to fit a shower in but could open the space up a bit more0 -

A cistern with a large flush plate can be maintained through the actual flush plate. It isn't an issue for maintenance.
Living day to day for years with exposed piping 'just in case' isn't an option for me. It gathers bathroom 'dirt', particularly around clips and joins which makes me feel queazy.Everything that is supposed to be in heaven is already here on earth.
