The repairs pot will be built up regardless but I do think you have less control when someone else states what needs doing, when, and who will do it. That's work-round-able but there is a difference...
The location is stunning. My friend described it as formal and the other area as informal
The other viewings confirmed the flat as the front runner. They were not offering anywhere near what the flat does in terms of location, space, views, features, room sizes, quality. Everything really. My friend agrees.

Unfortunately with old properties when things need replacing, they tend to be done with whatever the current style is. One thing to think about is when you get to know your neighbours, they may have the same views of the front door as you do. A whip round could end it seeing it replaced with something more sympathetic to the age, even if it's a reproduction. If you were to buy it of course.
I've moved in and my enthusiasm has rubbed off on the owner-occupiers as they can see another person also cares.

More positives than minuses it seems . Location sounds just about right . Not too close to the action , and not deadly quiet . As you are not driving anymore , it may be an idea to check bus routes / times etc. Lots to think about .5

I think there is too much thinking going on on my part so I am having a break. I doubt anything will be missed by having a rest and reviewing in the new year.

So I woke with a migraine. It wasn't a surprise as I had aborted a migraine when I was away so one was lurking. I cancelled my osteopathy appointment and took the day slowly until midday when I went for a cycle. I've started cycling to places I used to get the train to. Good for me and saves fares so all good. Picked up veggies in L1dl. All Christmas veggies are 15p a bag including 1.5 kilos of mini potatoes!
I'm going to be leaving everything house related until the New Year so I won't be buying the flat after all the angst. I feel too stressed to make decisions and the market is quietening down anyway.
It was good to go at my own pace. It was sunny and dry too

It's raining and dark today so I am staying in today. I got up later than usual and I am taking it easy. No goals or targets or 'must' do stuff. I will be cleaning and decluttering and organising my home but without urgency. Some ironing maybe... I made a big pot of veggie soup. I am ignoring the embarrassment of cards arriving in the post when I did not send any this year...There was an urge to rush out to buy some cards so I can return the ones sent but I'm not doing it.
I know I will need to find a home or i will be stuck when my sells, but it does feel nice to forget about it until after Christmas.
I hope you are having a positive, less frenetic day too

Well , you're obviously entitled to unwind and take your foot off of the pedal DIA .
You are handling everything really well , and if there are any other places to look at you may get a call from estate agents and you can deal with it then . Just enjoy doing things at your pace and do things your way . Have a casual browse now and again , but everything can wait .Enjoy the weekend
