I would say the landlord needs to get a lifeDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

The tenancy agreement states "No guests of the tenant will occupy the property for longer than one week without the prior written consent of the landlord" To me now that appears to be very ambiguous.
You are the landlord right? In that case, why did you put a clause in the agreement that you yourself believe is ambiguous!! :huh:
I've had my new tenant installed for 6 months.,
6 Month fixed term? 12months?
Contractual Periodic?
I ask because it dictates if/how you could evict. (assuming you decide that's what you want to do).
All fine for the first 4 months, then her visitors of both sexes began sleeping over, sometimes 3\4 nights on the trot.
If you know this for a fact then you are definately in breach of the tenant's right to 'Quiet Enjoyment'. You are.... errr... snooping? Harassing?

Legally? That clause, ambiguous or not, is unenforcible!
It's a one bedroom bungalow btw. Irrelevant, though I suspect that answers my question above! You don't like the idea of 'naughtiness' going on!

but I think she believes as long as there is a break from so doing she can then re accommodate them.

As a landlord you should
a) definately not be monitoring your tenant's life. It's illegal.
b) not be trying to dictate how she lives.0 -
Guests is plural.
Does she ever have more than one visitor at a time?
But I suspect Beth will not be back, having received responses which are unlikely to please her. She was logged on at 5.00 pm, so will have seen up to post 12 at least.......0 -

Never get why some landlords are so insufferable.
When I rented out a house my two concerns were:
1) Did they pay on time
2) Was the house cleaned and minor repairs undertaken
Anything else almost completely irrelevant, especially something like who visits.
OP needs to leave the landlording game if this sort of thing touches a nerve because there's going to be far, far, far worse things in store for you to deal with further down the line.0
