    that's something that no one is disputing....however if you want to call out a skilled tradesperson to reset the boiler because you cant do it (or don't want to perform the simple task) then it is not unreasonable for you to expect to be charged for the call out.

    I agree that a LL should pay for repairs but not for call outs where you simply cant be bothered to do a set of basic tasks to establish the condition of the boiler.

    There's a difference between worrying about contacting plumbers yourself, and doing basic checks and actions.

    Take some responsibility, like a grown-up. Your LL's agent has already told you that failure to do basic checks will result in you being handed the bill for the call-out. Reading between the lines, I'm guessing that you're refusing to accept that - so no plumber is being sent. That's hardly unreasonable on their part.

    Just do the basic checks. If they work, you've got heat. If they don't, then accepting that is going to make no difference.
  • Why do I suspect that this is probably not the first time that you have had trades people out to perform basic tasks that you should be capable of?

    I think your letting agent is possibly getting wise to your demands hence the reason of advising you callouts for no tangible reason will have a chargeback to you.

    The smoke alarm in my room started beeping at 1AM this morning. Did I ring the LL/agent? No. I went to the local 24h shop and bought a new battery myself. Trying to restart my boiler would have been a much quicker job.

    Renting doesn't absolve you from all responsibilities - you still have to put in some effort yourself.

    OP - Please read the following. I am hoping it will give you some insight into what being a tenant means.

    “ As a tenant, you might hear it said that you need to behave in a ‘tenant like manner’. This can cause a little confusion as to what exactly is meant by it.

    The phrase was originally coined by Judge Denning back in 1953/4. It is extremely valid today.

    Basically, it means that there will be certain things that you as a tenant will need to do as part of your normal occupancy of any property. This would include things such as:

    * Changing light-bulbs/batteries in smoke detectors.

    * Re-pressurising a combi-boiler having been given instruction on how to do so.
    (Although if this is a recurrent problem, you should make sure your landlord gets a plumber in to look at it).

    * Unblocking your own toilets/sinks.

    * Mowing lawns and keeping the gardens tidy (unless explicitly catered for in the tenancy agreement)

    Generally, things that we just need to accept as part of ‘everyday life’.

    It is regrettable that some tenants and some landlords too, don’t really understand their responsibilities. However, fortunately, most people are in fact very reasonable and seem to understand when these issues are pointed out

    The issue about the combi-boiler is one where there is a lot of disagreement even among lettings professional and is one that will run and run.

    Ask yourself this. Would I call someone in and pay for it if this was my house?”

  • I have to give credit to you all! Never have I seen so many different ways of writing the same advice without any of it actually being taken! How you manage to bite your metaphorical tongues for so long with some posters is very impressive!
