Gas safety check late heating not working

  • The letting agent is not YOUR letting agent, he is employed by the LL to be HIS letting AGENT.., i.e. act on his behalf. The LL pays a fee for this if it is a fully managed agreement. Not YOU. The Landlord is the one breaking the law if the Gas Safe check has not been carried out within a year.

    I am sorry you are cold, but you really do need to understand who is responsible.

    Please try and focus on this. We keep saying the same thing and you don't seem to be taking it on board.

    Look at the model of the boiler, see if there is a manual you can download. Is the pilot light on? You might need to restart it as already informed, this is a simple fix. It might need to be repressurised, the manual will tell you how to do this.

    As already told, write to the LANDLORD using the address on your tenancy agreement saying when your last Gas Safe inspection was carried out, reminding them it needs to be done again.

    If the boiler isn't working, you can ask to be given an alternative form of heating (electric heaters).

    Posters are offering you advice but at the moment you seem immune to answering the questions that they are asking.

    You wont get answers from anyone until you actually respond to questions in a manner that gives information rather than you just "piping up " an answer.

    You may as well buy a house and have all the responsibilities of being a property owner

    If you rent then you don’t have any of these worries and anything that needs work or repair should be done ASAP

    I have already stated it’s overdue

    Get onto the landlord about both problems. Don't bother with your local London authority. If it is anything like the one where I live or the one next nearest they won't do anything. They only act on housing that is either very overcrowded or about to fall down.

    You have to take some responsibility for the day to day running of the house. The landlord can't be there 24/7 to hold your hand.

    Have you tried to restart the boiler yourself?

    Have you checked the boiler pressure?

    These are very simple tasks and do not need your landlord or a gas engineer to carry them out. As the tenant you can easily and safely check these.
  • I assume you have a paper tenancy agreement?

    Within that document it will give the an address for serving notices for the LL.

    Whilst you have stated we live in a paperless world and you have emailed the agent,you actually need to be writing to the LL at the address in your tenancy agreement.

    I would suggest that you document your problems in full in that letter in order that the LL will then know what issues need addressing and sorting out.

    You cannot expect a LL to sort problems without being made aware of them.I acknowledge that the agent may not be helping in the situation but quite frankly neither are you if you just think that because you are a tenant and pay rent you don't have time "to mess around with boilers".
