Gas safety check late heating not working

We have been without heating and our letting agents who we pay rent to are rubbish.

They say we may have to pay to fix it

    When did you first report the problem in writing (paper, stamp, envelope etc) to the correct address?

    PS - You don't have an agent, they work for the LL.

    The usual scenario is that a letting agent works on behalf of a LL who owns the property and as agents they act as a go between the tenant and the LL. Whilst you pay rent to the agent that money is then given to the LL who's responsibility it is to agree repairs etc.

    Have you reported the problem to the LL?

    whilst you have no heating do you have hot water?

    How long have you been without heating and when did you report the problem to the agent?

    What exactly has been their response?

    We reported it by email days ago and we have been without heating all this time

    Please note that if we send a gas engineer around and it turns out that the boiler only needed a restart or there was another simple thing that a tenant can do themselves, then a call-out charge will be billed to you not the landlord.

  • Can anybody tell me what is the law about gas safety checks?

    I have informed my agent who I pay my rent to that it is overdue and there are issues with it

    Are they breaking the law still not arrange a gas safety check?

    Who can I report them to?

    That's fair enough and pretty standard. Have you tried restarting the boiler and checked that the settings are correct to get the heating on? If so you've nothing to worry about.
  • I have been on the phone to my agent a few times and they are so dismissive like they just don’t want to deal with it

    They just want to take my money but not do anything that they are paid for. They want to get paid but not provide the service that they are paid to do.

    Only if email is stated as acceptable in your tenancy agreement. If it isn't then writing is the only legally binding method of communication.

    Again, they're not your agent - they're the landlords.

    Tried everything for days now, it needs professional

    The kids are so cold.

    But getting back to the law, is my agent liable for being late for gas safety check even though I keep requesting it

    Again, they're not your agent - they're the landlords.

    Regardless I have proof of requests for a gas safety check because it’s late

    They are liable this is very serious
