Gas safety check late heating not working

    It's a legal requirement for landlords to have all gas appliances, pipework, chimneys and flues checked every 12 months to make sure the property they're renting out is safe for their tenants. Once this check has been completed, you will get your CP12.


    By law, a copy of your Landlord Gas Safety Record should be given to your current tenants within 28 days of the gas safety check


    What steps shall I take now that they are breaking the law?

    * Repairing Obligations: the law, common misconceptions, reporting/enforcing, retaliatory eviction & the new tenant protection (2015)

    Always report properly, to the landlord, in writing, at the address provided by law for that purpose. By all means copy the agent by email as well.

    The response you got is standard. If you report an issue that turns out to be your responsibility,you are liable for the cost (whether boiler or anything else).If you are confidant the boiler needs a repair, write to the LL requiring him to arrange the repair and ask for a timescale.

  • Which part of the letting agent not working for you are you not grasping? Your contract is with the landlord named in your tenancy agreement, not the letting agent, and that is the person you should be writing to at the address for the serving of notices to report repairs.

    If the landlord has not carried out a gas safety inspection then you can report your landlord to the HSE.

    Yeah but this joker just wants to rant and rave and not listen to any advice they've been offered, they obviously know best!

    If you suspect your landlord is breaking the law, you can make a complaint using the easy reporting tool on the Rogue Landlord and Agents Checker web page. Once you’ve filled in a simple form, the details will be passed to the relevant London borough to investigate.
