I agree that as long as you are not changing the boundary you could make one big rectangle. It's all your property and I assume that the gate access is just to your property.
I still think that I would keep pushing for a gated community. The advantages would be- More secure. Crime tends to be less in a gated community.
- Reduce issues with parking and dispense with the PPC.
- Insurance for cars and property may attract a discount. The MC who arranges the buildings cover for the flats may be able to negotiate a much better deal if the community is gated.
- Add value to property,
- Property would be more marketable particularly to retired people as it is more secure.
- Costs would be tax deductable for landlords. If a landlord was a higher rate taxpayer then it would mean a 40% reduction.

These self ticketers are people that send in photographs to the PPC and get paid a small fee. Some people lead sad lives. My other neighbours son was having a asthma attack and he was with his gran who ran back into the house for a few moments to get his inhaler slightly over the lines . She also got a ticket. She paid it.They are pure predatory vultures.3 -
Fruitcake said:I agree with C-M. Paint/repaint the borders of the whole of your parking area and walkway to make one large rectangular bay, then paint something like Parking for property number NN only, and bolt two lockable fold down bollards to the ground in order to prevent unauthorised use.
Overpaint the walkway lines, or burn them off. (Unless there is something in your freehold/leasehold agreement that says you can't do this).
Remember that it is easier to obtain forgiveness than permission, so do it and ignore the MA/MC.
As an aside, if someone parked on my private property, I would remove the offending vehicle. A trolley jack and a couple of mates, or a tow rope and my big car would easily shift it even with the handbrake on. I do not believe this action would breach any laws.Fruitcake said:I agree with C-M. Don't you think the car in your space might belong to the parking firm? It's what we've seen other ex-clamper PPCs do at residential sites.
No, ukcpm come round our cars throughout the night and take the pictures. We have seen them as have my neighbours. They had a pcn at 3am. Pure vultures cpm are.
They are pure predatory vultures.

We agree and you are someone who really needs to reply, with evidence, to the upcoming Government Consultation because at the moment, the MHCLG still seem to be labouring under the misapprehension that parking firms in residential car parks should be allowed to issue artificially high £100 PCNs even after the new framework comes in.
They have been misled by the PPCs that residential 'enforcement' is about deterring trespassers. If only...
Now, if that happens (which for me, is to high except for trespassers) then the quid pro quo would have to be that residents are exempt, completely (except if causing an obstruction) and that you and your visitors, taxis and delivery drivers MUST also not get PCNs if unloading, such as when you move in and out and need to park nearer the building, temporarily.
A simple electronic white list MUST be required in residential car parks, and able to be updated retrospectively if, say, a wrongful PCN goes to a resident who has a courtesy car and just needs to add it to the exempt list but wasn't given that chance before the vulture jumped out from their car and slapped a PCN on the 'new' car.
TBH I'd be OK with £100 if residents were whitelisted and able to update the whitelist, and delivering, loading/unloading and boarding alighting was exempt, and that there has to be a minimum of ten minutes observation time to exclude exempt activity and give the resident or visitor time to fetch a permit from a flat upstairs, etc.
None of your paper permits, no chance of them 'falling off the dashboard' when the ticketer leans on the car. Absolute scam operation right now, and coming round at 3am is typical of these worst ex-clamper firms who infest these sites.
PRIVATE 'PCN'? DON'T PAY BUT DON'T IGNORE IT (except N.Ireland).
