    Agreed. They are not very expensive, certainly cheaper than the current offering from the PPC, and not that difficult to fit. Ideally they should be fitted using expanding bolts, but even heavy duty 100mm or 150mm screws would do if suitable washers were used as well. They are there as a visible deterrent more than as a barrier.
    If the surface is tarmac then long course threaded coach bolts could probably be screwed direct into the ground.

    I do think though that the space needs remarking. I don't know if floor paint can be used externally, but that might be an option in order to obliterate the walkway markings.
    Spray paint for ground marking isn't that expensive and comes in a can with a nozzle specifically for inverted use. Letter stencils could be added easily, or using stick-on letters then spraying a box round them before removing them to leave the words and numbers as a sort of negative.

    I think highlighting the whole of the boundary of the area with a different colour is possibly one of the easiest things to do. Tape or strips of wood, old laminate, (weighted) cardboard boxes can be used to prevent overspray/overpaint. Then write PARKING FOR HOUSE NUMBER NN right across the middle to encompass the left hand bay, the walkway, and the right hand bay, and therefore indicate it is all one large parking area.

    Does the parking area appear on the Land Registry. I know from personal experience an entry can show something as small as a single parking space.

    You can buy something to tart up your tarmac. That might work to cover up the white lines. There is tarmac restorer and tarmac paint. You can buy a sample and see if it works.

    Unfortunately yes, but keep hammering away at the MA/MC at the same time. You could tell them you will require them to attend court and ask for their contact details and dates when they won't be available, or that you will make a counterclaim if it gets to court and they will be included.

    Please tell us though, is the parking area shown as belonging to you on the Land Registry? It only costs a few quid to obtain landowner details for an address, but I think it costs a few quid more if you only supply a map as that requires a manual search.

    Yes it does belong to me. I previously added a map showing so but the mc say the area is managed by them and its part of my agreement in purchasing the property that they manage the area. I'm the freeholdor of them spaces. Drives me potty this situation

    Surely that's the only time such T&Cs can be introduced for a freeholder to be bound by them?

    Even with freehold property sometimes with new housing there is a covenant in the conveyance which stipulates certain things that the freeholder/leaseholder cannot do. Sometimes it includes a charge for maintaining the development. It's something that people need to look at very carefully when they buy a property. 

    I think that although this case is a dreadful scenario to the OP it is certainly a warning to anyone now purchasing a new or recently built property. It has certainly put me off buying a property that had a similar arrangement for parking. In fact this forum has stopped me from making two bad calls.

    I would say that there is a covenant in place which probably states that there will be a fee to an MC to maintain the development but I doubt that it will be that specific that it will mention contracting a PPC.

    You will be able to pretty much use the same arguments that you used before with the addition that the last PCN was discontinued. It probably needs to be more robust than last time.
