There are a few things that would put us off. Lack of a garage for the size of house, entrance straight into the living room and stairs off the living room, very over looked garden.
I think there will be a buyer out there for the house it is just a case of finding them.The price seems about right.
There is nothing wrong with how the house is presented it just hasn't got any really great or memorable features.0 -
First thing that put me off was the poor design of the ground floor entry into living room stairs in living room family room access through living room.
Plenty of 4bed house will have a proper entry hall.

For all those criticising an increase in price bear in mind the preponderance of posters here seem to assume all houses are priced with some fat in to allow a fall so I doubt that's putting prospects off.
What might be are simply the time of year and the political situation, definitely a double whammy.
Also, I suspect many looking at 4 bed detached would expect / want a garage , whether that's reflected in the price I don't know.
I don't think there's any point doing anything now until first or second week in January, this is traditionally a dead point for home sales and as said on top of that is brexit and a general election.0 -
I wondered for a while what on earth TORAG on the floorplan meant, before deciding it should have been STORAGE....
Agree the back garden looks very overlooked and could benefit from being photographed from the rear boundary looking back towards the house. It won't stop people from seeing the overlooking when they visit, but maybe they will have fallen in love with the place by then.

The house layout does it for me. To get from front door to kitchen through living room, dining room then into kitchen. If you then need to go to downstairs toilet, back through dining room, living room into family room and wc opens direct into family room. And the fact there is no garage. Sorry, not a house I would consider.0

The EPC is very low...it's something I look at.
Layout isn't great and no garage would be definite no no
